We are hiring experienced Maintenance Supervisors for The Moorings Apartments in League City, Houston. This 201-unit community seeks a candidate with at least 3 years as a working supervisor, a minimum of 5 years in maintenance, EPA certification, and strong skills in plumbing and appliance repair. The ideal candidate is highly organized, energetic, and possesses comprehensive maintenance skills.

Role Summary

The Maintenance Supervisor ensures timely and correct completion of all maintenance requests and repairs, inspects grounds and community features to minimize liability, and manages turn-key operations. This role involves supervising the maintenance team, coordinating with vendors, and managing supply orders.

Responsibilities

1. Assigns and completes work orders, including service requests and make-readies.
2. Orders equipment and supplies within budget.
3. Inspects make-readies prior to resident move-in.
4. Maintains logs such as refrigerant, pool chemicals, and mold logs.
5. Resolves escalated maintenance issues.
6. Coordinates outside vendors as needed.
7. Participates in on-call rotations and responds to emergencies.
8. Adheres to all safety and Fair Housing policies.
9. Supervises and evaluates team performance, provides coaching and training.
10. Performs other duties as assigned.

Qualifications & Skills

1. Minimum 3 years supervisory experience in property management preferred.
2. At least 5 years maintenance experience preferred.
3. HVAC Certification (Type 1 & 2 or Universal) required.
4. Pool Operator Certification may be required.
5. Proficiency in plumbing, HVAC, electrical, and appliance repair.
6. Computer skills including online applications, property systems (Yardi, Entrata, HappyCo) preferred, Microsoft Office knowledge preferred.
7. Valid driver’s license and insurance may be required depending on the property.

Physical & Environmental Demands

This role requires constant walking, standing, and sitting, with frequent climbing, bending, and lifting up to 50 lbs. The environment includes indoor and outdoor conditions with exposure to weather, mechanical parts, chemicals, and noise levels generally moderate.
