Job summary

GCI Residential is seeking a Maintenance Supervisor for the Westwood Reserve community in Tampa, FL. You will lead a maintenance team, coordinate repairs across HVAC, plumbing, electrical, carpentry, and building exteriors to keep the community running smoothly.

This role emphasizes customer service, safety, and cost control, with non-traditional hours including evenings and weekends. A High School Diploma and EPA HVAC certification are required.

Qualifications

• 3+ years of multifamily maintenance experience
• Prior supervisory experience
• Experience repairing plumbing, electrical, carpentry, exteriors and appliances
• Proficient with electronic communication
• Customer-service oriented with relationship-building skills
• Strong organizational skills and self-motivation
• Ability to work evenings, weekends, and on-call hours

Responsibilities

• Schedule and coordinate service to maintain community appearance and resident safety
• Provide technical direction to the maintenance team to manage priorities and deadlines
• Respond to a wide range of residential service requests in a timely, professional manner
• Prepare apartment homes for rent by performing repairs in HVAC, electrical, plumbing, pool, carpentry and appliances
• Control expenses and anticipate future maintenance needs
• Collaborate with the Property Manager to maintain a community residents are proud to call home

Our Maintenance Supervisors are instrumental in maintaining the facility operations at their community and developing standards that positively impact resident renewals and customer satisfaction.

What You’ll Do

• Schedule the service support needed to maintain the overall appearance of the community and ensure safety of all residents.
• Provide technical and project direction to your team in order to manage competing priorities and deadlines.
• Utilize troubleshooting skills to respond to a wide variety of residential service requests in a timely and professional manner.
• Prepare apartment homes for rent by performing various repairs in HVAC, electrical, plumbing, pool, carpentry, building exteriors and appliances.
• Control expenses and anticipate future maintenance needs.
• Work together with the Property Manager to create and maintain a community residents are proud to call home.

Requirements

• Minimum of 3 years in multifamily apartment maintenance
• Prior supervisory experience
• Knowledge and experience repairing plumbing, electrical, carpentry items, building exteriors and appliances
• Ability to use electronic communication professionally and efficiently
• Dedication to exceeding the needs of all customers with an ability to build and maintain relationships
• Demonstrate thoroughness, self‑motivation and organization when accomplishing tasks
• Ability to work a non‑traditional schedule including evenings, weekends and on‑call hours

Education, Licenses, And Certifications

• High School Diploma or Equivalent
• EPA certification and substantial experience in making HVAC related repairs
