Responsibilities
The responsibilities that are listed below are not all inclusive, however, they are indicative of the type of responsibilities normally performed by the Maintenance Supervisor:
Major Tasks + Key Responsibilities:
- Directs and assists in all phases of maintenance operations with oversight from the Property Manager.
- Assesses and prioritizes all work to be performed on assigned site to include maintaining inventory of equipment, tools, and work materials and establishes and completes daily work schedules for maintenance duties and ensures quality of work duties performed
- Notifies Property Manager of all problems and potential issues of concern and maintains working knowledge of all utility sources and supply lines
- Assists the Property Manager with the scheduling and status of units under renovation
- Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation and perform all necessary maintenance both the exterior and interiors of all buildings of the property assigned
- Establishes and maintains preventative maintenance items and consults with the Property Manager in order to maintain the property within the guidelines of the budget
- Completes regular inspections of the assigned property and handles all emergency situations that may arise, and communicates all details of the incident to the Property Manager
- Holds regular monthly meetings with site staff reviewing safety, organization, training and policy review
- Covers or assigns all after hour coverage of the assigned property
- Actively participates and follows the safety and health programs
- Makes regular shop, warehouse, office and ground-job site tours, and safety inspections to determine if safe work practices are being observed; ensure that unsafe conditions do not exist
- Ensures that specific programs (i.e. hazard communication, protection from bloodborne pathogens, hearing conservation, etc.) are complied with consistently
Physical Expectations + Work Environment
- Must be able to stand/walk for 8 to 10 hours.
- Frequent body movements including ability to lift up to 50 pounds, bend, stoop, squat, reach, push, and pull.
- Ability to work indoors and outdoors during various weather conditions.
- Frequently may be exposed to outdoor spaces, service areas, or other environments which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects.
- Potential exposure to substances such as paints, cleaning agents, chemicals, etc. which may be considered irritants.
- Reasonable accommodations may be made to enable individuals to perform essential functions.
Job Overview + Requirements:
- Job Type: Maintenance Supervisor; $30 – 33 per hour
- Work Hours: Full Time – Monday through Friday; weekend hours required as needed for emergency maintenance needs.
- Training for Position: preventative maintenance, safety, and related.
- Physical Requirements: standing, kneeling, lifting, carrying, painting.
- Required Education: High School Diploma; applicable Work History.
- Required Experience: 3 - 5 years of experience in residential property maintenance is preferred. Working knowledge of electrical, plumbing, HVAC, carpentry and heating systems.
- Qualities: Demonstrates integrity on a personal and professional level; ability to solve problems involving maintenance, safety, and challenging situations.
