Job summary

Presbyterian Villages of Michigan is seeking a Maintenance Supervisor for the Redford Villa and Cottages community in Redford, MI. This role leads the maintenance team, coordinates repairs, and ensures safety and compliance in a senior housing setting.

The ideal candidate has 6+ years in maintenance with 1+ year in supervisory roles, and experience with HUD REAC/NSPIRE inspections is a plus. A valid driver's license and basic computer skills are required.

Qualifications

  • 6+ years of maintenance technician experience and 1+ years of managerial experience.
  • Associates degree or equivalent education is a plus but not required.
  • Experience in senior housing is a plus.
  • Experience with HUD REAC/NSPIRE inspections is a plus.

Responsibilities

  • Directly supervise maintenance, groundskeeping, and housekeeping staff.
  • Plan and implement maintenance and facility projects and initiatives.

Presbyterian Villages of Michigan, a faith-based, premier nonprofit organization providing senior housing and services in Michigan, has a great opportunity to join our senior affordable housing operations team as the Maintenance Supervisor at the Redford Villa and Cottages, Redford Michigan community. This outstanding leader will have six (6) or more years of successful experience in maintenance and 1 + years in supervision. An associates degree or equivalent education, not required, but a plus. Previous work in a senior community preferred, but not required.

The Maintenance Supervisor is responsible for provide oversight, leadership, and quality assurance to the Maintenance department. Directly supervise and coordinate the activities of maintenance, groundskeeping, and housekeeping staff. Plans and implements maintenance and facility projects and initiatives. Establishing policies and procedures to ensure maintenance compliance resulting in quality inspections. Assess and plan for the maintenance needs and capital needs assessments.

Essential Functions
  • Conduct supervisory activities such as hiring and firing staff, providing employee orientation and training, creating work schedules, coaching or disciplinary action, and approving employee time sheets for department.
  • Knowledge of Housing and Urban Development Real Estate Assessment Center (REAC) and NSpire physical unit Inspections, criteria, and guidelines.
  • Ensure that the property is inspection ready at all times.
  • Perform skilled repair or maintenance operations, using equipment such as hand or power tools, hydraulic presses or shears, or welding equipment.
  • Installs, assembles, builds, repairs and maintains appliances, equipment, systems, fixtures, components and structural items.
  • Determine schedules, sequences, and assignments for work activities, in accordance with labor hours (budget), work orders, departmental and Village projects, activities and events.
  • Maintain compliance, reporting, training, and ensure utilization of the maintenance work order software system.
  • Maintains grounds to ensure safety and appropriate appearance.
  • Conduct or arrange for employee training in safety, repair, or maintenance techniques, operational procedures, or equipment use.
  • Schedule, coordinate and oversee repairs, maintenance and installation of machines, tools, equipment and utility systems to ensure continuous operations.
  • Conduct machine, equipment and utility system inspections and test regarding repair/maintenance needs and appropriate operational levels.
  • Develop, implement, and monitor methods, procedures and/or projects to minimize costs and better utilize staff, including preventative maintenance program and quality assurance guidelines and parameters.
  • Examine objects, systems, or facilities and analyze information to determine needed installations, services, or repairs.
  • Inspect and monitor work areas, examine tools and equipment, and provide employee safety training to prevent, detect, and correct unsafe conditions or violations of procedures and safety rules.
  • Requisition materials and supplies, such as tools, equipment, or replacement parts.
  • Monitors, oversees and forecasts inventory utilization and stock needs.
  • Participate in budget preparation and administration, coordinating purchasing and documentation and monitoring departmental expenditures.
  • Meet with vendors or suppliers to discuss products used in repair work.
  • Participate in the on-call scheduling for maintenance emergencies and work as needed.
  • Oversee, direct, and prepare assigned areas for various activities and events.
  • Attend and participate in all appropriate meetings and training opportunities in order to keep informed on current information and skill development.

6+ years maintenance technician experience and 1+ years of previous managerial experience.

Experience working in senior housing a plus.

Experience with HUD REAC/NSPIRE inspections a plus.

Computer Skills

Must have basic knowledge of computers and computer systems (including hardware and software) to enter data, or process information. Consistent use of software systems. Maintenance and Work Order system experience a plus.
