Trion Properties, Inc. is seeking a Maintenance Supervisor for our Portland, OR property to lead the on-site maintenance team and ensure safe, efficient operation of all building systems.

You will oversee daily work orders, preventive maintenance, and resident service requests while supervising a skilled staff and coordinating with vendors and property management. The ideal candidate has hands-on maintenance experience in multifamily or commercial settings, strong leadership, fault diagnosis

Qualifications

  • Strong supervisory skills with experience leading maintenance staff and providing performance feedback.
  • Hands-on experience with equipment maintenance and preventive maintenance programs for building systems.
  • Proficiency in general maintenance and repair including plumbing, electrical, HVAC, carpentry, and appliance repair.
  • Ability to troubleshoot maintenance issues efficiently and implement timely solutions.
  • Experience in multifamily or commercial property maintenance is highly beneficial.
  • Knowledge of safety standards, building codes, and compliance requirements relevant to property operations.
  • Strong organizational and time management skills to handle multiple work orders.
  • Effective communication with residents, vendors, and internal teams.
  • Comfort using maintenance software or work order systems and basic computer skills.
  • Valid driver’s license and ability to perform physical tasks.

Role Description

The Maintenance Supervisor is a full-time, on-site role based in Portland, OR, responsible for overseeing the maintenance operations of a multifamily property. This role manages a maintenance team, assigns daily work orders, and ensures that all building systems, equipment, and common areas are well maintained and safe. Key day-to-day tasks include performing and coordinating preventive maintenance, handling resident service requests, diagnosing and repairing mechanical, electrical, and plumbing issues, and overseeing unit turns and property improvements. The Maintenance Supervisor also monitors inventory and vendor work, supports safety and compliance activities, and collaborates with property management to maintain high resident satisfaction and operational efficiency.

  • High school diploma or equivalent; technical training or certifications in maintenance trades (e.g., HVAC, electrical) are a plus.
