Qualifications

  • Expanded knowledge and experience with diagnostic and repair skills for Appliance Repair, Carpentry, HVAC, Electrical, Plumbing, and Painting.
  • Minimum of one year supervising teams with interviewing, training, supervision and performance evaluation.
  • Professional demeanor and solid interpersonal skills.
  • Ability to handle emergency and pressure-sensitive situations.
  • Basic proficiency in Word, Excel, Outlook with ability to learn other programs.
  • Ability to read and comprehend safety rules, operating and maintenance instructions, and procedure manuals.
  • Excellent written and verbal communication skills.
  • Valid Driver’s License with acceptable driving record and background check.
  • Access to dedicated and reliable transportation.
  • Willingness to work flexible hours and be on-call.
  • Must provide basic hand tools.
  • Prioritize and schedule work while ensuring customer service.

  • EPA 608 Type I and II preferred.

Responsibilities

  • Supervise, direct, train, and evaluate maintenance staff including evaluations, corrective actions, hiring and firing.
  • Create and implement on-call schedules, ensuring adequate training and instruction.
  • Coordinate employee time off requests with property management.
  • Coordinate and schedule safety and skills training for maintenance employees, ensuring safety standards are followed.
  • Assist with troubleshooting problems beyond the maintenance team’s ability.
  • Coordinate, schedule and prepare vacant apartments for move-in.
  • Review and track progress of service requests; ensure documentation on completed work orders.
  • Create, implement and monitor preventive maintenance schedule.
  • Serve as company representative with all Maintenance contractors and vendors, from proposals to project completion.
  • Participate in care, maintenance and inventory of equipment and property.
  • Inventory control of Maintenance Shop and storage areas; emphasize safety and keys.
  • Monitor inventory and purchases of maintenance supplies; coordinate pickup/delivery.
  • Authorize maintenance expenditures to minimize costs.
  • Oversee property emergencies such as snow, fires, floods.
  • Identify and correct hazardous conditions; conduct property inspections.
  • Present and enforce company policies and regulations.
  • Inspect property for cleanliness and report lease violations to Property Manager.
  • Communicate with residents, vendors and staff professionally.
  • Ensure proper operation of company vehicles and schedule maintenance.
  • Daily communication with Property Manager on incomplete work and resolutions.

  • Assist with troubleshooting problems that are beyond the maintenance team’s ability
  • Coordinate, schedule and prepare vacant apartments for move-in
  • Review and track progress of service requests; ensuring all appropriate documentation is present on completed work orders
  • Create, implement and monitor completion of preventive maintenance schedule
  • Serve as company representative with all Maintenance contractors and vendors, from requesting proposals to ensuring the quality of a completed project
  • Participate in the care, maintenance and inventory of all equipment company owned property
  • Contribute to the organization and inventory control of the Maintenance Shop and other storage areas, with emphasis on safety concerns and unit keys
  • Monitor inventory and purchases of maintenance supplies and coordinate the pickup and delivery of supplies
  • Authorize maintenance expenditures, minimizing expenses whenever possible
  • Oversee and assist with managing property emergencies such as snow emergencies, fires, and floods
  • Identify and correct hazardous conditions throughout the property
  • Conduct apartment and property inspections as needed
  • Present and enforce all company policies, rules and regulations
  • Inspect property for cleanliness, trash removal, abandoned vehicles etc. and report suspected lease violations to Property Manager
  • Effectively communicate with residents, vendors and other employees in a professional and courteous manner.
  • Ensure the proper operation of all company vehicles, scheduling preventative and other maintenance as needed
  • Communicate with Property Manager on a daily basis, reviewing all incomplete work and associated resolutions and timeframes
  • Wear appropriate safety equipment as tasks dictate
  • Assist other team members and complete other projects and duties as assigned
