Job summary

Brookfield Properties is seeking a Maintenance Supervisor for a multi-unit residential property in the San Valiente area. You will supervise maintenance staff, coordinate repairs, and ensure high-quality upkeep of mechanical systems, carpentry, electrical, and plumbing.

Strong English communication and leadership are essential. The role requires 3–4 years of commercial/property maintenance experience, high school diploma, and electrical/plumbing knowledge.

Qualifications

• Minimum 3–4 years in commercial or multi-unit property maintenance.
• Must be computer and smartphone literate; clear English communication is required.

Responsibilities

• Supervise and coordinate maintenance staff; assist with hiring, coaching and performance reviews.
• Repair and maintain mechanical equipment, HVAC systems, and related components.
• Perform routine and advanced carpentry such as doors, jambs, moldings, and painting.
• Handle electrical tasks: lighting, wiring, switches, and fixtures; inspect and test circuits.
• Perform plumbing tasks: unclog sinks, repair faucets, replace pipes; manage plumbing issues.
• Interface with contractors: prepare specs, solicit bids, and negotiate with vendors.

Job Description

Position Summary

Supervises, coordinates and performs activities employed with the general maintenance of a multi-unit residential property of higher complexity. This may include repairing and maintaining machinery and mechanical equipment, general to advanced mechanical maintenance, interior maintenance, general to advanced plumbing, general to advanced carpentry and housekeeping.

Essential Job Functions

• Supervises and coordinates efforts of the maintenance staff. Recommends new hires, discipline, and contributes to performance appraisal. Responsible for training, coaching, and communications to the maintenance staff.
• Performs or assigns work to repair and maintain mechanical equipment, including heating and air conditioning. Diagnoses problems. Disassembles units, cleans, lubricates, repairs, and replaces parts.
• Performs or assigns routine to difficult carpentry duties, including installation of new doors and installation or repairs of doorjambs, moldings, hinges, door closers, locks, knobs, etc. Also, may include drywall or plaster repair and painting duties.
• Performs or assigns routine to difficult electrical duties, including inspecting and testing lighting, wiring and power circuits, replaces faulty switches, replaces faulty lamps and ballasts.
• Performs or assigns routine to difficult plumbing duties, including unclogging sinks and toilets, repair of faucet, assemblies and replacement of washers, repairs or replacement pipes, repair of fountains, etc.
• Interface with contractors and vendors. Depending on property needs, creates written specifications, and secures bids for services in accordance with established bid process. Solicits bids, negotiates with vendors for goods and services.

Education

This position requires a(n) High School diploma / GED.

Work Experience

Below is the required/preferred work experience for this position:

• 3 - 4 Years: Commercial or Multi-unit Property - Required
• Computer and smart phone literacy required. Must be able to communicate clearly and effectively in English, both verbally and in writing, for all work-related responsibilities. Multilingual skills are a plus.

Note: 5 - 7 years of experience can offset minimum educational requirements for this position.
