Job summary

American Property Management is seeking a Maintenance Supervisor for LARC at Olympia, a 141-unit senior community in Olympia, WA. You will lead the on-site maintenance team, coordinate with vendors, and ensure timely unit turnovers.

Ideal candidates have 4+ years in multifamily/hotel maintenance and 2+ years in supervision, with budgeting, inventory, and preventive maintenance experience. Strong English, communication, and a safety-focused mindset are essential.

Qualifications

  • 4+ years’ experience in multifamily and/or hotel maintenance in the last 10 years.
  • 2+ years’ experience in a maintenance supervisory position.
  • Knowledge of unit turn processes from start to finish.
  • Experience tracking and maintaining inventory.
  • Experience with budgeting and ordering procedures.
  • Ability to perform preventive maintenance and assess safety hazards.
  • Experience delivering strong customer service to residents/customers.
  • HVAC certification and CPO certification preferred.
  • Must provide basic hand tools; company provides power tools.
  • High school diploma or GED required.

Responsibilities

  • Supervise the property maintenance department and on-site staff.
  • Purchase within budget parameters and manage costs.
  • Train and supervise maintenance personnel in equipment use and safety.
  • Maintain grounds, common areas, and dumpster areas to uphold curb appeal.
  • Perform painting and cleaning to ensure timely unit turnovers.
  • Ensure grounds and entryways are presentable and debris-free.
  • Keep equipment serviced for safe operations; respond to emergencies.
  • Uphold all company policies and procedures per Operations Manual.

If relocating, relocation must be completed prior to start date.** **Property Information – LARC at Olympia, a 141-unit senior tax-credit community built in 2015.*** **Compensation Package**– + **$82,000 to $84,000 / Year\\*** + Bonus Incentives include:Monthly Leasing Bonuses! + Competitive medical, dental, and vision benefits. Employer pays 85% of employee’s premium. + 401k contribution opportunity with an annual company match. + Paid sick leave accrual equivalent to 1.33 hours for every 30 hours worked (~11 days per year). + Paid vacation starting at two weeks and increasing with tenure. + 11 paid holidays, including 2 personal holidays of your choice.\\* The above compensation is a range.
