Position Summary
The Maintenance Supervisor is responsible for maintaining the appearance and functionality of all units, buildings, and common areas throughout the property. This position provides general maintenance, responds to guest needs, and performs preventative maintenance projects.
Essential Functions
- Performs general maintenance in guest units, buildings, pools, and common areas
- Uses hand tools, power tools, and has knowledge of carpentry, plumbing, electrical, and HVAC repairs
- Repairs and installs appliances with minimal supervision
- Maintains plumbing systems (pipes, drains, faucets, disposals, showers, tubs, etc.)
- Troubleshoots electrical issues on equipment, fixtures, outlets, and switches
- Inspects and performs preventative maintenance to avoid negative guest experiences
- Reports, responds to, and repairs safety issues in all areas of the property
- Completes all duties assigned and assists technicians with daily workload prioritization
- Assists in prioritizing work orders and assigns daily tasks to technicians as needed
- Maintains property appearance by picking up trash, mopping spills, and cleaning exterior fixtures daily
Other Functions
- Clean and maintain pools and pool decks; ensure proper equipment operation and water balance
- Assist in grounds or painting projects as needed
- Perform regular power washing of exterior areas
- Prepare and secure property for storms and hurricanes
- Maintain company vehicles, ensuring routine maintenance
- Assist guests with special needs to ensure a positive vacation experience
- Collect and dispose of property trash
Qualifications
Education/Credentials
- High school diploma or GED required
- CPO and EPA Certification (or willingness to obtain)
Experience
- 4 years of facilities maintenance experience
- 1 year of supervisory experience

Physical Requirements
The role involves frequent standing, walking, climbing, bending, and lifting up to 50 lbs. It also requires occasional handling of heavy equipment and push/pull duties.

The Maintenance Supervisor works both inside and outside in varying weather conditions. Hours may include nights, weekends, and holidays.
