Job summary

Riverstone Communities is seeking a Maintenance Supervisor to lead a team in a residential property setting. You will manage maintenance activities, coordinate with vendors, and ensure safety and quality while meeting budgets. The role involves hands-on repairs across plumbing, electrical, carpentry, and groundskeeping.

You will guide a small team, oversee daily tasks, and drive improvements in property upkeep at Franklin Estates. The position offers a full-time schedule and benefits.

Qualifications

• Proven experience leading a team of 2+
• 3+ years in residential or commercial property maintenance or in a technical field
• 3+ years in groundskeeping and/or landscaping
• 3+ years in carpentry, painting, flooring, drywalling, installing windows/doors, roofing, or framing
• Successfully managed a maintenance budget while upholding quality
• Ability to lift up to 50 pounds and work outdoors in all weather
• Willingness to use technology in a basic capacity
• Valid driver’s license and ability to drive to different locations on the property

Responsibilities

• Lead team of Maintenance Technicians while performing hands-on maintenance work
• Manage to an established budget without sacrificing quality
• Establish and maintain relationships with vendors
• Perform plumbing repairs and simple fixes
• Handle electrical tasks such as fixtures, breakers, outlets
• Carry out carpentry tasks including stairs, framing, doors/windows
• Complete other residential repairs (floors, siding, doors/windows, painting)
• Oversee curb appeal and groundskeeping to Riverstone Communities’ standards
• Complete cleanouts of homes and finish work orders promptly
• Take online/virtual training and perform duties with minimal supervision
• Follow safety laws and regulations and conduct inventory checks

We are currently seeking a qualified Maintenance Supervisor for our Franklin Estates Mobile Home Park located at 700 W. Meade Blvd Franklin, TN 37064.

Maintenance Supervisor Job Duties:

• Lead team of Maintenance Technicians while completing hands on maintenance work

• Manage to an established budget without sacrificing quality of work

• Establish and maintain relationships with vendors

• Plumbing work such as repairing or replacing faucets and toilets, operating a sewer cleanout auger, diagnosing and repairing a simple water leak

• Electrical work such as light fixtures, GFCI’s, understanding lightbulb wattage, replacing breakers and fuses, replacing outlets and light switches

• Carpentry work such as building stairs and ramps, framing doors and windows, installing landscaping timbers

• Additional residential repairs including replacing/installing floors, installing siding and skirting, installing/replacing doors and windows, drywalling and painting

• Oversee the curb appeal of the community and make sure it is up to Riverstone Communities’ standards which includes:

  • Picking up trash around the community

  • Groundskeeping including lawn mowing, planting flowers, weeding/weed eating, etc

• Complete clean outs of homes

• Finish work orders in an efficient and timely manner

• Take training classes online/virtually via a computer or tablet

• Complete day to day duties with minimal supervision

• Adhere to all safety laws and regulations

• Conduct regular inventory checks on equipment and supplies

• Other duties as qualified and trained to do so

**Specific maintenance knowledge/skills will be tested for accuracy. This is a hands on, working supervisor position.

Maintenance Supervisor Requirements:

• Proven experience leading a team of 2+ team members or managing multiple vendor agreements/relationships

• 3+ years of experience in residential or commercial property maintenance OR in a technical field such as plumbing, electrical, HVAC

• 3+ years of experience in groundskeeping and/or landscaping

• 3+ years of experience in some of the following: carpentry, painting (indoor/outdoor), flooring, drywalling, installing windows and doors, roofing, or framing

• Successfully managed maintenance budget and was focused to saving dollars without sacrificing company standards or quality of work

• Ability to be very active - walking, bending, standing, and lifting up to 50 pounds

• Willing to work outside in all weather conditions

• Willingness to use technology/learn technology in a basic capacity

• Ability to legally operate a motor vehicle (drive to different locations on the property) with a valid driver’s license
