Job summary

Courtyard Opryland is seeking a hands-on Maintenance Supervisor to oversee daily maintenance operations and lead a team of technicians. Responsibilities

• Ensure pool is tested at least three times daily and staff trained for testing.
• Maintain pool and related equipment in clean, safe, and operational condition.
• Maintain a clean, organized maintenance office, workshop, and storage areas.
• Coordinate and schedule work with vendors and contracted providers for timely completion.
• Order maintenance supplies, equipment, and parts to support hotel operations.
• Communicate daily with Front Desk and Housekeeping leadership to keep guest rooms in like-new condition.
• Oversee maintenance requests, preventive maintenance, and repair schedules with changing priorities.
• Ensure guest areas and building systems meet company and Marriott standards.
• Assist with meeting room and event setups as needed.
• Maintain preventive maintenance schedules for HVAC systems and air filters.
• Keep accurate maintenance records, logs, inspections, and work orders.
• Inform hotel management of issues, capital needs, safety concerns, and major repairs.
• Ensure compliance with policies, brand standards, safety regulations, and laws.

Job description

As Maintenance Supervisor, you will oversee the day-to-day maintenance operations of the hotel while actively participating in maintenance and repair activities. This is a hands-on, working supervisor position responsible for ensuring the safety, comfort, and satisfaction of our guests and team members by maintaining the property to company standards. You will ensure all maintenance activities are performed in accordance with applicable health and safety regulations, Marriott brand standards, and company policies. Additionally, you will motivate, train, and develop team members to maintain the highest standards of appearance and functionality throughout the hotel. The Maintenance Supervisor is also responsible for maintaining a clean, organized, and secure work environment, including the maintenance office, workshop, and storage areas.

People:

• Manage everyday activities, plan and assign tasks
• Communicate with all hotel department heads to stay informed of maintenance needs and ensure timely responses to requests Promote teamwork quality service through daily communication.
• Train your team to make sure they deliver with compliance and to the standards we expect and have the tools they need to work efficiently
• Recommend or initiate any HR elated actions where needed

Guest Experience

• Understand and respond to customers’ needs and ensure a high level of guest satisfaction
• Use our maintenance program to ensure the hotel is maintained and in service for our guests. This includes on demand maintenance, preventative maintenance, safety systems and pool operations

Responsible Business

• Ensure a safe and secure environment for guests, team members and hotel assets in compliance with policies and procedures and regulatory requirements
• Maintain good working relations with outside contacts and vendors

• Lead hotel renovations and other projects, negotiate contracts, and ensure timely completion of projects within budget
• Minimize wasted time and resources.

Daily Accountabilities

• Ensure the pool is tested a minimum of three times daily. Train appropriate staff members to perform water testing in your absence and establish procedures for making necessary chemical adjustments.
• Maintain the pool and all related equipment in a clean, safe, and operational condition.
• Maintain a clean, organized, and safe maintenance office, workshop, and storage areas.
• Coordinate and schedule work with vendors and contracted service providers as needed, ensuring timely follow-up and completion of all projects and repairs.
• Order maintenance supplies, equipment, and replacement parts as necessary to support hotel operations.
• Communicate daily with Front Desk and Housekeeping leadership to ensure all guest rooms are maintained in "like-new" condition.
• Oversee and prioritize maintenance requests, preventative maintenance activities, and repair schedules, adjusting priorities as operational needs require.
• Ensure hotel floors, public spaces, exterior areas, and building systems are maintained to company and brand standards.
• Assist with meeting room and event setups as needed.
• Maintain a preventative maintenance schedule for HVAC systems, including routine air filter replacement.
• Maintain accurate, complete, and organized maintenance records, logs, inspections, and work orders.
• Keep hotel management informed of maintenance issues, capital needs, safety concerns, and significant repairs.
• Ensure compliance with all company policies, Marriott brand standards, safety regulations, and applicable local, state, and federal requirements.
