Fiduciary Real Estate Development seeks a Maintenance Supervisor for The Seasons at Spring Street in Mount Pleasant, WI. This full-time role oversees maintenance, grounds, and cleaning tasks, ensuring properties meet company standards and market readiness.

You will handle service requests, coordinate with vendors and construction teams, and contribute to budgeting and inventory management. EPA certification is required; CPO is a plus.

Responsibilities

• Prepare vacant apartments for occupancy and market-ready condition.
• Communicate unresolved issues to Property Manager for resolution.
• Perform on-call emergency repairs in rotation.
• Assist with annual budget input and capital project bids.

Maintenance Supervisor – The Seasons at Spring Street

Key Responsibilities

• Provide direct support to the Property Manager by effectively delegating tasks to the maintenance, grounds, and cleaning teams to maintain FRED’s property standards.
• Work with vendors, warranties and construction/development teams during construction.
• Utilize your troubleshooting expertise to address a diverse range of residential service requests promptly and professionally.
• Prepare vacant apartments for occupancy by executing various repairs to return a unit back to market ready conditions.
• Ensure any unresolved maintenance issues or concerns are promptly communicated to the Property Manager for resolution.
• Perform on‑call emergency services within a rotation to provide timely repairs for our residents.
• Work with the Property Manager to contribute input to the annual budget by partnering with vendors, acquiring bids for capital projects, and managing inventory.

General Requirements

• Substantial knowledge and hands‑on experience in repairing plumbing, appliances, HVAC systems, electrical issues, pool maintenance, carpentry, and building exteriors.
• A commitment to surpassing customer expectations and the ability to foster strong relationships to contribute to resident retention.
• Demonstrate thoroughness, accuracy, and organizational skills in task completion.
• Experience delegating and mentoring staff, along with input into departmental budgets.
• EPA certification required. CPO certification preferred.
• Reliable vehicle, valid driver’s license with good driving record, and auto insurance required.
• Frequent lifting, pushing, pulling and carrying up to 50 pounds and occasionally up to 100 lbs. required.
• Familiarity with Safety Data Sheet (SDS) database for all potentially hazardous materials on the property.
• Adhere to fair housing laws, OSHA/Safety regulations, and company policies (training provided).

Schedule

Monday – Friday. Availability between 8am - 5pm with on‑call rotation. Position will start in late June 2026.

Annual Wage Range

$66,800‑71,000.00 (base wage and bonus/commission annually).
