Job description

The Maintenance Superintendent is responsible for overseeing maintenance functions across 8 properties, comprising 587 apartment homes, and managing a team of 5 Maintenance Technicians. The role plays a key part in property management, including budget control, resident and employee retention, and owner satisfaction.

They ensure the efficient operation of assigned properties by working within established financial guidelines, maintaining property standards, and responding promptly and courteously to resident requests. The Superintendent works independently to supervise and coordinate all site management issues.

Primary Responsibilities:
  1. Collaborate with the Senior Community Manager on preventive maintenance schedules and capital projects.
  2. Schedule, coordinate, and inspect daily operations such as work orders, turnovers, painting, flooring installation, subcontractor work, and preventive maintenance inspections.
  3. Manage stock, inventory, materials, and supply orders.
  4. Coordinate communication, scheduling, and vendor management for turnover work.
  5. Solicit bids for major repairs, purchases, or contracts.
  6. Prepare and oversee the budget.
  7. Hire, train, and supervise maintenance staff as necessary.
  8. Provide guidance, supervision, and accountability to maintenance staff.
  9. Respond to emergency repairs after hours when escalation is necessary.
Skills and Abilities:
  • Strong leadership and management skills.
  • Excellent organizational and communication skills.
  • Self-motivated, flexible, creative, and detail-oriented.
  • Positive, innovative problem-solving approach.
  • Ability to prioritize and handle competing demands.
  • Proficiency in Microsoft Word and Excel.
  • Valid driver's license; ability to drive to property sites, either with a personal vehicle (reimbursed mileage) or a company vehicle.

Minimum of five years of maintenance or construction experience required, with at least three years of supervisory experience.
