Salary: Start of $46,000 annually, with actual offer based on education and experience

Duties and Responsibilities
  • Manages, supervises, guides, and develops maintenance repair technicians, electricians, student workers, and contractors as it relates to day-to-day work, schedule, and performance, ensuring work is done in a timely and cost-efficient manner.
  • Manages the maintenance work order (help desk) system daily; communicates and maintains strong customer service relationships ensuring timely correction of deficiencies and repairs are completed; identifies and coordinates resolution for facility compliance issues.
  • Provides technical assistance to the maintenance department; performs maintenance on building mechanical, electrical, and plumbing (MEP) equipment as required.
  • Engages in specification and procurement of all equipment, parts, and supplies required for complete maintenance of buildings, in coordination with the Executive Director.
  • Manages and performs preventative maintenance and corrective maintenance on life safety systems to include but not limited to fire extinguishers, fire pumps, emergency lighting, emergency power generators, back-up power systems and elevators.
  • Oversees and performs daily, weekly, monthly and annual inspections of building systems and effectively documents all discrepancies.
  • Manages preventative maintenance on equipment and maintains recordkeeping for boilers, HVAC and other electrical systems; identifies, understands and reports all long-term and short-term maintenance and repair tasks necessary to keep all campus assets in good working order to promote longevity and efficiency.
  • Provides preventative maintenance schedules and checklist for all facilities systems.
  • Provides archived data on site structures, building structures, building systems or other components so knowledge can be gained and recorded for routine work or repairs to be coordinated.
  • Works with contractors and vendors to obtain bids and quotes to supply services or products to the College for maintenance related needs.
  • Participates in logistics of events involving students, employees and community.
  • Participates in Emergency Preparation and Response, including Business Continuity.
  • Prepares maintenance presentations, trainings, reports, logs, and communication.
  • Performs daily review and approval of all electronic time sheets submitted by assigned hourly staff; performs biweekly authorization of all approved time in accordance with policy and procedures.
  • Performs coordination and communication within the Facilities department for event planning and setup/breakdown.
  • Performs other duties as assigned.
  • Submits reports and invoicing from maintenance vendors to be processed for payment.
  • Create and submit maintenance performance reports, checklist, and inspections.
  • Performs annually maintenance tech performance evaluations.
Required Education
  • Associate in facilities management, business or related fields.
Required Experience
  • Five (5) years of experience in maintenance, facilities management, warehouse, and / or construction, in progressively responsible positions.
Required Knowledge, Skills and Abilities
  • Knowledge, understanding of and awareness for current student issues.
  • Leadership and management skills sufficient to lead a staff operating on a rotating schedule in multiple locations.
  • Ability to work with local community and leadership. Ability to handle crisis situations.
  • Ability to make independent decisions that demonstrate good judgement.
  • Ability to safeguard sensitive and confidential information from intentional and unintentional disclosure.
  • Ability to plan, organize and prioritize job duties in order to meet deadlines.
  • Proven ability to present a positive image for the college, maintain professional demeanor, provide effective customer service, and make good decisions.
  • Skills in recruiting, training, and managing employees, teams and volunteers.
  • Ability to communicate clearly and effectively, both orally and written, at all levels and with diverse populations.
  • Ability to use various software’s for HVAC monitoring and schedule development.
  • Ability to understand equipment and system charts and floorplans.
  • Ability to communicate via phone, text, email, and written field reporting.
  • Ability to use software’s for work request submitted to the department.
Preferred Education
  • Bachelor’s degree in facilities management, business or related fields.
Preferred Experience
  • Five (5) years of experience in maintenance, facilities management, warehouse, and / or construction, in progressively responsible positions in higher education.
  • Project management certification.
