Job summary

American Property Management is seeking a Maintenance Supervisor for LARC at Kent in Kent, WA. The role oversees on-site maintenance staff, schedules and budgets, and ensures timely unit turnover with safety and quality in mind.

The position requires living within 30 miles of the property, 4+ years in multifamily/hotel maintenance, and 2+ years in supervision. Benefits include medical/dental/vision, 401(k) with match, and paid leave. Salary ranges from $82,000 to $87,000 per year.

Qualifications

• High school diploma or GED required.
• 4+ years’ experience in multifamily and/or hotel maintenance in the last 10 years.
• 2+ years’ experience in a maintenance supervisory position.
• Must live within 30 miles of the property and have reliable transportation.
• HVAC certification preferred for CA/AZ properties.
• CPO certification preferred for properties with pools.
• Must provide own basic hand tools; company provides power tools.
• Fluent in English with strong reading, speaking, and writing skills.
• Proficient in MS Office applications, including Excel, Word, and Outlook.

Responsibilities

• Supervise the property maintenance department and contracted employees on-site.
• Purchase within budget parameters.
• Train and supervise maintenance personnel in the use of equipment and chemicals.
• Maintain grounds, work and storage areas and dumpster areas to ensure curb appeal up to company standards.
• Paint and clean as needed to ensure timely unit turnover.
• Ensure lawns are mowed and entryways, walkways and driveways are clear of debris.
• Ensure equipment is serviced on a regular basis to maintain safe operations.
• Be on-call for emergencies or snow removal.
• Maintain and enforce all company policies and procedures as established in the Operations Manual.
• Must be able to clean units as needed.

Position Overview

• Schedule – Monday - Friday 7am to 4pm- Flexibility to work additional hours may be required to meet company/project needs.
• On-Site Requirement: This position requires physical presence at your job location during the scheduled hours. Please note that we are unable to consider current residents of the property for this position.
• Must live within 30 miles of the property and have reliable transportation. If relocating, relocation must be completed prior to start date.
• Property Information – 131-unit senior tax-credit community built in 2018.
• Compensation Package–
  • Salary: $82,000 to $87,000_/_Year] *
  • Bonus Incentives include: Monthly Leasing Bonuses!

  • Paid sick leave accrual equivalent to 1.33 hours for every 30 hours worked (~11 days per year).

What We’re Looking For

• 4+ years’ experience in multifamily and/or hotel maintenance required in the last 10 years.
• 2+ years’ experience in a maintenance supervisory position, including the oversight and management of employees preferred.
• Must be well-versed in the unit turn process from start to finish.
• Must have experience in tracking and maintaining inventory.
• Must be well-versed in maintaining budget and ordering procedures.
• Ability to assess and perform preventative maintenance and safety hazards on an ongoing basis.
• Experience providing great customer service to residents and/or customers is required.
• Prior experience with Capital Improvements preferred.
• Reliable transportation is required.
