Live-On Position

Are you a proven Maintenance Supervisor who thrives in a fast-paced, high-volume luxury environment? We're seeking an experienced leader to oversee maintenance operations at a premier 400+ unit luxury high-rise community in Jersey City. This is an outstanding opportunity for a polished professional who has successfully managed large apartment communities, led high-performing teams, and understands what it takes to deliver exceptional resident service without constant oversight.

While the property's mechanical systems are relatively straightforward—including boilers and P-TAC HVAC systems—this role is defined by its scale, pace, and leadership demands. Success requires a strong operator who can effectively prioritize competing responsibilities, lead by example, and keep a large maintenance operation running smoothly during the busiest leasing and turnover seasons.

What You'll Do

As the Maintenance Supervisor, you will oversee the day-to-day maintenance operations of this luxury high-rise community while leading a team dedicated to delivering best-in-class resident experiences.

Key responsibilities include:

• Lead, mentor, and develop a team of maintenance technicians, handymen, porters, and support staff, creating a culture of accountability, teamwork, and exceptional service.
• Direct all daily maintenance operations, ensuring work orders are completed efficiently and to luxury hospitality standards.
• Oversee apartment turns, coordinating inspections, repairs, scheduling, and readiness to support aggressive leasing goals.
• Manage preventive maintenance programs for boilers, P-TAC units, plumbing, electrical, mechanical, and other building systems.
• Ensure all building equipment is operating safely, efficiently, and in compliance with local codes and company standards.
• Utilize HappyCo to prioritize, assign, and monitor maintenance requests while maintaining accurate documentation.
• Partner closely with the Property Manager to establish maintenance priorities, capital planning, and operational improvements.
• Manage departmental budgets, purchase orders, inventory, and vendor relationships while maintaining cost controls.
• Oversee third-party contractors, ensuring work is completed safely, on schedule, and to company quality standards.
• Maintain the property's curb appeal, common areas, and overall presentation to meet luxury community expectations.
• Respond professionally and promptly to resident concerns, delivering outstanding customer service and effective problem resolution.
• Foster a safe work environment by ensuring compliance with OSHA regulations, company policies, and emergency response procedures.

What We're Looking For

We're looking for a seasoned maintenance leader—not someone looking to take their first step into a supervisory role. The ideal candidate has successfully managed maintenance operations for large multifamily communities and understands how to lead a team through the demands of a high-volume luxury property.

Qualifications

• 8+ years of multifamily maintenance experience, including significant experience supervising maintenance teams.
• Proven success overseeing large apartment communities, ideally 400+ units in a luxury high-rise environment.
• Demonstrated ability to manage large teams, multiple priorities, and heavy service request volume with confidence and organization.
• Strong working knowledge of boilers, P-TAC systems, HVAC, plumbing, electrical, mechanical systems, and general building maintenance.
• Experience with preventive maintenance programs, vendor management, budgeting, and capital planning.
• EPA Certification preferred.
• Experience with HappyCo, Yardi, or similar property management and work order systems preferred.
• Bilingual (Spanish) is a plus.
