Job summary

LyvWell Apartments in Irving, TX is seeking a skilled maintenance supervisor for a high‑complex multi‑unit property. You will supervise the maintenance staff, coordinate repairs, and ensure timely service across systems and units.

You will diagnose and repair HVAC, plumbing, electrical, carpentry, and general maintenance tasks, while coordinating with contractors and vendors. A HS diploma and strong English communication are required, with HVAC/Electrical licenses preferred.

Qualifications

• 3–4 years of experience in commercial or multi-unit property maintenance.
• Strong English communication skills, both written and verbal.
• Computer and smartphone literacy required.
• HVAC/Electrical/Appliance experience preferred depending on property needs.

Responsibilities

• Supervises and coordinates maintenance staff; provides training, guidance and performance feedback.
• Repairs and maintains mechanical equipment, including heating and air conditioning; diagnoses problems and replaces parts.
• Performs routine to advanced carpentry, electrical and plumbing tasks as needed; inspects and repairs doors, drywall, painting.
• Interfaces with contractors and vendors; prepares written specifications and secures bids per bid process.

Recommends new hires, discipline, and contributes to performance appraisal. Responsible for training, coaching, and communications to the maintenance staff.Performs or assigns work to repair and maintain mechanical equipment, including heating and air conditioning. Diagnoses problems. Disassembles units, cleans, lubricates, repairs, and replaces parts.Performs or assigns routine to difficult carpentry duties, including installation of new doors and installation or repairs of doorjambs, moldings, hinges, door closers, locks, knobs, etc. Also, may include drywall or plaster repair and painting duties.Performs or assigns routine to difficult electrical duties, including inspecting and testing lighting, wiring and power circuits, replaces faulty switches, replaces faulty lamps and ballasts.Performs or assigns routine to difficult plumbing duties, including unclogging sinks and toilets, repair of faucet, assemblies and replacement of washers, repairs or replacement pipes, repair of fountains, etc.Interface with contractors and vendors. Depending on property needs, creates written specifications, and secures bids for services in accordance with established bid process. Solicits bids, negotiates with vendors for goods and services.EducationThis position requires a(n) High School diploma / GED.Work ExperienceBelow is the required/preferred work experience for this position:3 - 4 Years: Commercial or Multi-unit Property – RequiredComputer and smart phone literacy required. Must be able to communicate clearly and effectively in English, both verbally and in writing, for all work-related responsibilities.
