Qualifications

Our Company is seeking: An experienced and highly motivated Apartment Maintenance Supervisor for our Affordable Community, The Residences at Arbor Oaks, a 192-unit property in Houston, TX.

Job Type: Full-Time

Job Description Summary

The Maintenance Supervisor leads and coordinates activities of workers engaged in cleaning, maintaining, and repairing physical structures of buildings and grounds. Responsibilities include hands-on community maintenance, inspection, repair, and general maintenance of common areas and other interior/exterior areas.

Responsibilities

1. Lead the maintenance team to complete work orders, perform preventive maintenance, property upkeep, and repairs.
2. Coordinate and complete resident work orders within 24 hours.
3. Complete regular community inspections.
4. Ensure all market-ready apartments are prepared for move-in.
5. Perform on-call emergency services as required.
6. Monitor the maintenance and upkeep of all mechanical equipment, including water heaters and HVAC units.
7. Perform preventative maintenance and record findings.
8. Work with Property Manager on Budget Control Log.
9. Ensure contractors meet insurance requirements before work.
10. Comply with Fair Housing Laws and Standards.
11. Monitor shop inventory for productivity.
12. Complete supply orders within the operating budget.

Requirements

1. High School diploma or GED and 2-4 years experience as Maintenance Supervisor or Lead Maintenance Technician.
2. EPA I or II, Universal or HVAC certification required.
3. CPO Certification is a plus; experience maintaining pools is required.
4. Understanding of electrical, plumbing, and HVAC systems.
5. Experience with preventative maintenance, vendor relations, and work order organization.
6. Experience with property management software like Onesite or Yardi is a plus.
