Job summary

SPM, LLC is seeking an experienced Maintenance Supervisor to lead a 90-unit Pineview community in Hattiesburg, MS. You’ll drive maintenance excellence, supervise a hands-on team, and ensure safe, clean, and welcoming apartments for residents.

You will coordinate HVAC, electrical, plumbing, and repairs, manage preventive maintenance, and collaborate with residents, vendors, and staff to keep the property thriving. This role is on-site and impact-driven.

Qualifications

• 3+ years of property maintenance experience, supervisory or lead tech preferred.
• EPA HVAC Certification required.
• Experience in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance.
• Strong leadership and team-building with clear communication.
• Physical ability to lift 50+ lbs and perform demanding tasks.
• Valid driver’s license, auto insurance, and reliable transportation.

Responsibilities

• Lead, motivate, and support your maintenance team to deliver fast, high-quality service.
• Own the day-to-day maintenance of apartment homes and community spaces.
• Diagnose and repair HVAC, electrical, plumbing, appliances, and more.
• Ensure service requests are completed within 24 hours with attention to detail.
• Proactively handle preventive maintenance to avoid surprises and costly repairs.
• Oversee groundskeeping and curb appeal; manage debris removal.
• Maintain inventory, track expenses, and stay ahead of maintenance needs.
• Rotate on-call duties and assist with weekend/holiday coverage.
• Ensure safety compliance with OSHA standards and company procedures.
• Partner with residents, vendors, and office staff to keep operations running smoothly.

What You’ll Do

• Maintain inventory, track expenses, and stay ahead of maintenance needs.

• Ensure safety compliance with OSHA standards and SPM procedures.
• Be a partner and problem solver — working closely with residents, vendors, and office staff to keep everything running smoothly.

What You’ll Bring

• At least 3 years of property maintenance experience (supervisory or lead tech experience a plus)
• EPA HVAC Certification (required)
• Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
• Leadership mindset with great communication and team-building skills
• High standards for quality, safety, and customer service
• Physical ability to lift 50+ lbs and perform physically demanding tasks
• A valid driver’s license, auto insurance, and reliable transportation
