Job summary

SPM, LLC in Pineview, Hattiesburg, MS is seeking an experienced Maintenance Supervisor to lead a vibrant 90-unit community. You will manage day-to-day maintenance, mentor the maintenance team, diagnose and repair HVAC, electrical, plumbing, and appliances, and ensure work orders are completed promptly.

Qualifications

• 3 years of property maintenance experience (supervisory or lead tech a plus)
• EPA HVAC Certification is required
• Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
• Leadership mindset with great communication and team-building skills
• High standards for quality, safety, and customer service

Responsibilities

• Lead, motivate, and support your maintenance team to deliver fast, high-quality service
• Take ownership of the day-to-day maintenance of apartment homes and community spaces
• Diagnose and repair HVAC systems, electrical and plumbing issues, appliances, and more
• Ensure service requests are completed within 24 hours, with care and attention to detail
• Proactively handle preventive maintenance to avoid surprises and costly repairs
• Oversee groundskeeping and curb appeal — pressure washing, debris removal, and more
• Maintain inventory, track expenses, and stay ahead of maintenance needs
• Rotate on-call duties and assist with weekend/holiday coverage as needed
• Ensure safety compliance with OSHA standards and SPM procedures
• Be a partner and problem solver — collaborating with residents, vendors, and office staff

What You’ll Bring:

• At least 3 years of property maintenance experience (supervisory or lead tech experience a plus)
• EPA HVAC Certification (required)
• Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
• Leadership mindset with great communication and team-building skills
• High standards for quality, safety, and customer service
• Physical ability to lift 50+ lbs and perform physically demanding tasks
• A valid driver’s license, auto insurance, and reliable transportation
