Description
We are seeking a skilled, hands-on Maintenance Supervisor to lead and work alongside our maintenance team at a thriving apartment community. This is a working supervisor role: you will perform repairs, service requests, and make-ready work daily. This role works closely with the Property Manager to keep the community running smoothly. The ideal candidate has strong technical skills, solid leadership, and a commitment to resident satisfaction.
In addition to hands-on work, this role builds rapport with the maintenance and office teams to create a safe, highly motivated culture.
Duties/Responsibilities include, but are not limited to:
- Perform hands-on repairs in HVAC, plumbing, electrical, appliances, and general carpentry
- Complete work orders, make-ready units, and preventative maintenance alongside the team
- Supervise and coordinate daily maintenance operations
- Work directly with the Property Manager to prioritize tasks, plan projects, and address resident concerns
- Review work orders and maintenance reports to decide which repairs to complete personally and which to delegate
- Manage unit turnovers and ensure timely completion
- Ensure work orders are completed correctly and on time, and closed out daily in the maintenance software for accurate data
- Use property management software to track work orders, inspections, and maintenance logs
- Complete weekly preventative maintenance assessments
- Maintain procedures, schedules, shop inventory, tools, and supplies for projects, make-readies, and amenities
- Respond to emergency maintenance requests, including on-call rotation
- Maintain accurate logs and records required by local, state, and federal laws
- Ensure compliance with safety standards and company policies
- Assist with departmental budget estimates and repair project costs
- Build working relationships with outside vendors
- Participate in monthly safety meetings and maintenance calls
- Perform other related duties as assigned
Supervisory Responsibilities:
- Assist with hiring and training maintenance staff
- Organize and oversee maintenance staff schedules and work
- Lead by example on safety policies and procedures
Required Skills/Abilities:
- Working knowledge of plumbing, electrical, and HVAC systems
- Strong problem-solving skills; able to diagnose issues and determine needed repairs
- Ability to plan preventative maintenance schedules
- Strong supervisory skills
- Proficient with Microsoft Office, email, and property management software
Physical Requirements:
- Must be able to perform repairs daily, with or without accommodation
- Must be able to lift 25 pounds at a time
- Some periods of sitting and computer work
Requirements:
- HVAC certification required (Universal preferred)
- Two or more years of apartment maintenance experience
- Working knowledge of tools, common appliances, and devices
- General knowledge of building codes and laws applicable to maintenance work
- High school diploma or equivalent
- Ability to complete daily documentation of work performed
- Valid driver's license
- Must pass a background check and drug screening
- Participation in on-call rotation
