Job summary

Highlands Vista Group is seeking a Maintenance Supervisor for our property at Pier 38 in Fenton, MI. The role oversees maintenance operations, supervises at least one Maintenance Technician, coordinates with vendors, and ensures safety, cleanliness, and overall property quality within budget guidelines.

The ideal candidate has 3+ years of residential maintenance experience, strong mechanical/electrical knowledge, and CMMS proficiency, with HVAC and PLC familiarity.

Qualifications

• 3+ years of residential maintenance experience.
• Experience supervising maintenance teams and managing operations.
• Strong mechanical and electrical knowledge, including high/low voltage systems.
• Proficient in CMMS for maintenance management and scheduling.
• Experience with HVAC systems and programmable logic controllers.
• Ability to read and interpret schematics.

Responsibilities

• Supervise at least one Maintenance Technician, delegating tasks and providing training.
• Complete and oversee service requests, ensuring safety standards are met.
• Manage the make-ready process for vacant units, including inspections and vendor coordination.
• On-call rotation as scheduled by the property team to meet coverage needs.
• Maintain cleanliness and appearance of grounds, amenities, and common areas.
• Inspect contractor and vendor work to ensure quality standards.
• Order supplies and create purchase orders.
• Track and maintain inventory of parts and supplies within budget.
• Respond promptly to resident inquiries and maintenance requests.
• Support cost-saving initiatives by repairing rather than replacing items when possible.
• Conduct routine property inspections and preventative maintenance.
• Assist with snow removal and seasonal upkeep.
• Provide updates on maintenance activities and budget adherence.
• Ensure compliance with safety protocols and company policies.

Job Summary:

The Maintenance Supervisor is responsible for overseeing the maintenance operations of the property, ensuring all systems and facilities are in excellent condition while maintaining high customer service standards. This role involves supervising at least one Maintenance Technician, coordinating with vendors and contractors, and managing the property’s maintenance needs within budgetary guidelines. The Maintenance Supervisor plays a key role in ensuring the safety, cleanliness, and overall quality of the community.
