REPORTS TO: Property Manager
OVERVIEW: The MAINTENANCE SUPERVISOR (MS) responsibilities are, but not limited to, leading the maintenance operations of an assigned community, and ensuring the community is running in an organized and efficient manner to meet TRIO standards.
SKILLS: The MS must understand mechanical and electrical systems and functions and must have knowledge of current codes and regulations. Excellent communication, organization, budgeting, supervisory and leadership skills required. They must be detail oriented with the ability to multitask and must possess strong motivation, team building, customer service and time management skills.

DUTIES AND RESPONSIBILITIES:- The MS is responsible for maintaining the community at the highest level of safety, quality, functionality and resident experience.
- Manage and supervise other maintenance staff and porters.
- Organize and direct maintenance and janitorial team in preparing market-ready apartments by painting, carpet cleaning, general repairs, housekeeping, etc.
- Perform various hands-on maintenance duties necessary to maintain and enhance the value of the community, diagnosing problems and making repairs in areas such as electrical, plumbing, flooring, carpentry, dry walling, exterior structure, and appliances.
- Direct and perform various preventive maintenance functions and ensure the Preventive Maintenance Program is followed in order to maintain the community standards.
- Complete regular community inspections. Proactively identify areas of concern or opportunity and resolve or address.
- Recommend the repair or replacement of any interior and/or exterior areas needing attention.
- Coordinate with the Property Manager on special maintenance projects, as necessary.
- Monitor the maintenance and up-keep of all mechanical equipment on the community including, but not limited to HVAC, plumbing, electrical, commercial, and retail space.

- Delegate/perform service requests in a prompt, courteous and efficient manner.
- Supervise and ensure that common areas and grounds are cleaned and in good order daily.
- Must lead vendors and contractors through onsite projects.
- Comprehend and adhere to TRIO maintenance policies and procedures, property site book, emergency protocols, etc.
- Must respond to any reasonable additional requests made by Property Manager or Trio senior staff.
- Ability to remain calm and resolve multiple challenges and/or requests in a fast-paced environment.
- Ability to adapt to a changing environment.
- Strong decision-making skills: the ability to make informed confident and accountable decisions.
- Conduct all business in accordance with TRIO’S policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State Laws.
QUALIFICATIONS:- Three years of hands-on maintenance experience in areas such as, plumbing, electrical, carpentry, HVAC, etc., required.
- Two years of supervisory experience preferred.
- Highschool diploma or equivalent required.
- Must be able to lift and work with heavy equipment.
- Trade and/or technical school training, a plus.
- EPA, CPO, HVAC and CFC certifications, a plus.
- Collaborates with upper management on creating the annual facilities budget.
- Demonstrated ability to develop and achieve budget goals
- Familiarity with budgeting.
- Demonstrated skills in the area of technology-based property management systems
- Computer skills: good working knowledge of Microsoft Office (Word, Excel) and Outlook.
DRIVING/TRAVELING REQUIREMENTS:- Possible need (20% to 25% of the time) to utilize personal transportation to inspect apartment communities and surrounding neighborhood, make trips to home improvement stores and visit the corporate office.
- Occasional use of golf cart may be necessary.
- Must have valid driver's license and automobile insurance.
