Job summary

Southwood Realty is seeking a Maintenance Supervisor in Asheville, NC. This full-time role oversees maintenance of buildings and grounds, trains staff, and coordinates in-house and vendor work to keep the property running smoothly.

The candidate will ensure safety policies, respond to service requests, and manage preventive maintenance, with attention to log keeping for replacements and equipment. Strong leadership and certifications are preferred.

Qualifications

• Must be able to supervise service, housekeeping, and grounds personnel.
• Knowledge of preventive maintenance and scheduling is required.
• Familiarity with OSHA standards and safety policies preferred.
• CAMT or equivalent certifications preferred.

Responsibilities

• Train service, housekeeping/custodial, and grounds staff.
• Schedule and supervise in-house and vendor work.
• Ensure OSHA standards and safety policies are followed at all times.
• Provide 24-hour response to service requests.
• Schedule and perform preventive maintenance tasks.
• Maintain a replacement log for carpets, vinyl, appliances, and condensing units.
• Keep MSDS sheets current and accessible.
• Handle lock outs due to evictions.
• Maintain all property vehicles and machinery.
• Analyze and resolve work problems or assist workers.

Job Summary

Maintain efficient operation and upkeep of the property buildings and grounds in a supervisory role.

Summary of Duties and Responsibilities

• Responsible for the subsequent training of all service, housekeeping/custodial or grounds personnel
• Schedules and supervises all in-house and/or vendor work
• Insures OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times
• 24-hour response time to service requests
• Responsible for scheduling and performing preventative maintenance
• Responsible for maintaining a replacement log that tracks the replacement of carpet, vinyl, appliances, condensing units, etc.
• Responsible for maintaining MSDS sheets
• Responsible for handling all lock outs as a result of evictions
• Maintains all autos, golf carts, tractors, and all other machinery owned by the property
• Analyzes and resolves work problems or assists workers in solving work problems

Qualifications

• High school diploma or equivalent preferred
• EPA Certification
• CPO Certification
• Constant need to perform standing and walking activities related to inspecting and repairing the property. Frequently lift and/or move up to 75 lbs.
• Certified Apartment Maintenance Technician (CAMT) preferred
