Job summary

IM Houston is seeking a facilities maintenance worker to perform routine maintenance, landscaping, and light repairs across the organization’s facilities in Houston, TX. You will respond to service requests, prepare spaces for occupancy, and help ensure a safe, clean campus environment for employees and visitors.

The role requires physical ability, a valid Texas driver's license, and the willingness to work as part of a diverse team.

Qualifications

  • High School diploma or equivalent is preferred but not required.

Responsibilities

  • Perform routine building maintenance and minor repairs to keep facilities safe and functional.
  • Respond to maintenance requests promptly and document work orders.
  • Identify safety hazards and report to Operations Manager with recommendations.
  • Repair doors, locks, cabinets, windows and install blinds.
  • Prepare spaces for occupancy, including painting and cleaning.
  • Maintain exterior grounds and perform routine landscaping.
  • Move furniture and support office relocations.

Position Summary

Perform maintenance service, lawn service and basic office repair.

Essential Functions
  • Perform routine building maintenance, preventative maintenance, and minor repairs to ensure the organization's facilities remain safe, functional, clean, and well-maintained.
  • Respond promptly and professionally to tenant and departmental maintenance service requests, accurately complete assigned work orders, and return completed service tickets in a timely manner.
  • Identify, document, and report maintenance concerns, safety hazards, equipment malfunctions, and repair needs to the Operations Manager, providing recommendations when appropriate.
  • Repair and maintain doors, door hardware, locks, cabinets, closets, windows, and other building fixtures. Install and replace window blinds and perform other minor carpentry repairs as needed.
  • Prepare vacant offices, or workspaces for occupancy by completing tenant activities, including painting, cleaning, dusting, replacing locks, installing blinds, performing minor repairs, and ensuring the space is move-in ready.
  • Clean, sanitize, inspect, and restock restrooms with necessary supplies to maintain a safe, sanitary, and welcoming environment for employees, tenants, clients, and visitors.
  • Collect, empty, and properly dispose of trash and recycling from interior offices, common areas, exterior receptacles, and designated waste collection points on a daily basis or as needed.
  • Assist with office moves, departmental relocations, furniture assembly, workstation installations, and office reconfigurations by moving furniture, equipment, files, boxes, and supplies safely and efficiently.
  • Maintain the exterior grounds by removing litter, debris, leaves, branches, human waste, and other contaminants to promote a clean, safe, and professional campus environment.
  • Perform routine landscaping and grounds maintenance, including mowing lawns, trimming grass, edging sidewalks, pruning shrubs, watering landscaping as needed, and operating hand and power landscaping equipment safely.
  • Replace fluorescent lamps, LED bulbs, ballasts, and other lighting components as needed to ensure adequate lighting throughout the facility.
  • Set up, arrange, and break down meeting rooms, conference rooms, training spaces, and event areas by arranging tables, chairs, audiovisual equipment, and other requested materials according to event specifications.
  • Perform a variety of janitorial and custodial duties, including sweeping, mopping, vacuuming, dusting, disinfecting high-touch surfaces, cleaning windows, and maintaining common areas to established cleanliness standards.
  • Perform off-site errands and deliveries as assigned, including transporting supplies, picking up materials, delivering equipment, and supporting organizational operations while maintaining a professional appearance and safe driving practices.
  • Perform minor plumbing maintenance and repairs, including unclogging toilets and sinks, repairing minor leaks, replacing faucets or fixtures, and reporting more complex plumbing issues requiring specialized service.
  • Safely operate and maintain maintenance tools, equipment, and vehicles, ensuring they remain in good working conditions and are stored properly after use.
  • Follow all organizational policies, safety procedures, OSHA guidelines, and applicable building codes while performing maintenance and repair activities, including the proper use of personal protective equipment (PPE).
  • Maintain adequate inventory of maintenance supplies, cleaning materials, tools, and equipment, and notify the Operations Manager when replenishment or replacement is needed.
  • Provide courteous, professional, and responsive customer service to employees, tenants, visitors, vendors, and contractors while representing the organization in a positive manner.
  • Participate in emergency response activities, including weather-related preparation and recovery efforts, facility emergencies, and other operational needs as directed.
  • Perform other duties, projects, and responsibilities as assigned to support the efficient operation of the Facilities and Operations Department.
Required Qualifications
  • High School diploma or equivalent preferred but not required.
  • Must be physically capable of safely lifting 50 + lbs. and moving heavy furniture, boxes, supplies etc.
  • Flexible, hard-working team player, must enjoy working with culturally and ethnically diverse staff, clients and volunteers.
  • Bilingual (English/Spanish) a plus.
  • Effective verbal communication skills.
  • Some building operation and maintenance experience is preferred.Licensing such as electrical or HVAC preferred.
  • Valid TX driver’s license and liability insurance required.
Physical Demands

Standing, walking on uneven surfaces, and bending will be done on a daily basis. Seeing, hearing, and talking will be done constantly. Lifting 50 pounds on a regular basis is required for furniture or equipment moving. Occasional driving is expected in this position.

Other Requirements

Must possess a valid Texas driver’s license and automobile liability insurance or demonstrate the ability to travel to multiple work sites reliably and attend meetings with or without reasonable accommodation.
