Maintenance Site Supervisor, Treehouse at Easthampton Meadows - Easthampton, MA

** $1,000 SIGN ON BONUS FOR NEW HIRES **

General Statement of Duties: Responsible for the property’s maintenance and facilities operations to enhance community value. Maintains property equipment and machinery. Develops and adheres to maintenance budgets and expenditures.

Supervision Received: Reports to Property Manager or Regional Maintenance Director.
Supervision Exercised: None
FLSA status: Non-exempt

Essential Functions of the Position (Note: Not all duties may be included in each role.)

  1. Performs maintenance tasks including minor repairs in electrical, plumbing, appliances, flooring, carpentry, painting, and heating/air systems.
  2. Maintains the work order system, creating and updating/closing work orders via computer and tablet.
  3. Completes minor repairs and improvements in vacant units for market readiness.
  4. Performs general carpentry such as wallboard repair, countertop/cabinet replacement, window and door repairs, and tile work. Assists with vinyl flooring and wall base installation.
  5. Tracks and reviews service order progress.
  6. Participates in emergency on-call shifts and after-hours maintenance.
  7. Monitors inventory, purchases supplies, and prepares purchase orders and contracts.
  8. Develops and manages maintenance budget, authorizing expenditures.
  9. Conducts property inspections and assists with Capital Needs Assessments.
  10. Ensures preventive maintenance is performed timely.
  11. Oversees trash and snow removal, and maintains contractor COIs and service agreements.
  12. Oversees capital projects, creating work scopes and contracts.
  13. Safeguards company equipment, materials, and common areas.
  14. Helps reduce energy and utility consumption.
  15. Supports office staff and other Beacon properties as needed.
  16. Schedules and manages painting, exterior siding, roof repairs, and HVAC repairs.
  17. Delivers supplies using company or personal vehicle.
  18. Maintains resident confidentiality and fosters positive relationships with residents and agencies.
  19. Adheres to company policies, safety practices, and participates in training.
  20. Regularly checks and responds to emails.

Minimum Qualifications

Education, Training, and Experience: Demonstrated ability in property maintenance, supervisory experience preferred. Certified Apartment Maintenance Technician is a plus. Relevant certifications required where applicable.

Skills and Qualifications: Skilled in safe use of hand tools and small power tools, proficient with computers, capable of supervising staff, neat work habits, valid driver’s license, knowledge of plumbing, electrical, carpentry, and heating practices. Professional demeanor and interpersonal skills. Ability to handle emergency situations.

Physical Requirements: Reside within 30 minutes of property unless approved. Able to lift 50 lbs, climb ladders, work overhead, stand/walk long periods, and perform physical tasks like shoveling snow.

Sign-On Bonus: $500 payable with first paycheck, $500 after 90 days.
