Job summary

Benton Communities is seeking a Service Technician for our Columbia, Maryland community. The role involves performing preventive maintenance and repairs across buildings and resident units, including carpentry, plumbing, electrical, and fixture upkeep, while ensuring safety standards are met and records are accurately kept.

The Technician will respond to urgent issues, document deficiencies, coordinate with the Community Manager, and assist with snow removal and contractor projects as needed,

Qualifications

• Minimum of one year of relevant experience and/or training.
• Must have a valid driver's license.
• Ability to read simple sentences and use units of weight, volume, and distance.
• Proficient communication with residents and team members.

Responsibilities

• Execute daily maintenance tasks to maintain buildings, fixtures, and equipment.
• Perform basic carpentry, floor, window/glass, plumbing and electrical repairs.
• Address urgent issues such as sewer backups or water flooding and clean up.
• Document deficiencies with locations and recommendations for corrective action.
• Report substandard housekeeping or unit damage during maintenance work.
• Maintain preventive maintenance logs and equipment/supplies records.
• Collaborate with contractors for major repairs and property enhancements.
• Assist with snow removal from walkways and common areas; apply ice melt.
• Follow MSDS safety precautions for hazardous materials used on the job.

Position Summary:

The Service Technician follows directives from either the Service or Community Manager to carry out preventive and maintenance tasks for the apartment community and its residents. They adhere to set policies and operational procedures. If the Service or Community Manager is unavailable, they will take guidance from the Assistant Community Manager.

The essential functions of the Maintenance Service Technician are as follows:

• Maintains a professional demeanor and appearance, adhering to company standards in conduct, attendance, and personal presentation. Demonstrates the core values of the company through actions.
• Executes daily maintenance tasks to ensure the maintenance and longevity of buildings, fixtures, and equipment. Undertakes physical repair tasks as needed.
• Conducts routine maintenance repairs, encompassing basic carpentry, floor repairs, window/glass repairs, plumbing, electrical work, and other relevant repairs.
• Undertakes physical tasks to address urgent situations like sewer backups or water flooding in apartments, ensuring prompt resolution and cleanup. Takes responsibility for mopping up water and clearing debris to restore affected areas to their original condition.
• Documents observed deficiencies within the building, detailing specific issues, their locations, and recommendations for addressing them, and submits these reports to the Community Manager.
• Reports instances of substandard housekeeping or unit damage while performing corrective maintenance tasks.
• Recognizes the financial implications of job responsibilities and adjusts actions accordingly.
• Executes preventive maintenance tasks as needed and keeps detailed logs of preventive maintenance activities.
• Collaborates with contractors to execute significant repairs and enhancements on the property.
• Ensures that equipment and supplies on the property are maintained in optimal condition.
• Takes charge of snow removal from walkways, steps, breezeways, and other communal areas during and after snow or ice storms. Applies Ice Melt and other substances to prevent slips and falls.
• Maintains detailed records of maintenance services rendered, equipment inventory, operating manuals, general inventory, and warranties on equipment and appliances.
• Reports any damage to shrubbery, fencing, or flowers on the grounds.
• Delivers exceptional customer service.
• Demonstrates proficiency in understanding and adhering to safety precautions outlined in Material Safety Data Sheets (MSDS) for all hazardous materials used in performing job duties.
• Undertakes additional duties as assigned or as deemed necessary.

Qualifications and Skills:

Education & Experience Requirements: Minimum of one year of relevant experience and/or training, or an equivalent combination of education and experience. Proficient communication skills with residents and team members are essential. Additionally, a valid driver's license is required. Must also have the ability to comprehend simple written sentences and utilize units of weight, volume, and distance as needed.

Environment:

1. Exposure to substances capable of triggering allergic reactions, including paints, oils, lubricants, cleaning agents, ozone, dust, air fresheners, lobby smoke, and insecticides.
2. Required protective gear: safety glasses, rubber gloves, face masks, and back support aids.

Benefits Offered:

Excellent benefits package, including PTO accrual for full-time employment up to 120 hours during the first year of employment which increases by one day with each additional year of employment up to 200 hours.
