Hubbell Realty Company is seeking a Maintenance Service Technician to perform skilled apartment repairs and unit make-readies across communities. You will support an efficient inventory control program while maintaining safety, curb appeal, and overall community condition.

The role includes an on-call rotation, after-hours emergency response, and overtime as needed. Strong knowledge of building systems and own tools are required, with a focus on resident satisfaction and quality workmanship.

Maintenance Service Technician, Federal Point

The Maintenance Service Technician performs highly skilled apartment repairs and unit make-readies across various communities. Delivers timely and high-quality work order service while supporting an efficient, cost-effective inventory control program. Responsible for maintaining the overall physical condition, safety, and curb appeal of the community.

Pay: The salary range for this position is $26.00 - 28.00 per hour, depending on experience and qualifications.

Hours: Regular work hours are Monday through Friday, 8:00 a.m. to 5:00 p.m.This position participates in an on-call rotation, providing 24-hour emergency response. Must be available for overtime and emergency response as needed when on call.

ESSENTIAL DUTIES & RESPONSIBILITIES:

• Reports directly to the Residential Property Manager, who has primary authority in assigning and directing day-to-day technician duties. Coordinates maintenance priorities and objectives with the Residential Property Manager on a daily basis. Collaborate with associates from other communities and members of the corporate support team as needed.
• Diagnoses and completes minor, complex, and routine maintenance/repairs in a timely, efficient, and professional manner, independently. Ensures all service requests are addressed and completed daily whenever possible. Accurately documents all work performed, including materials and parts used, and submits completed service requests to the Residential Property Manager by the end of each business day. Follows up on both completed and outstanding service requests to ensure quality workmanship and resident satisfaction.
• Performs effective after-hours emergency maintenance as required. Maintains responsibility for company-provided vehicle and mobile phone during on-call periods, remaining available 24 hours per day. Respond promptly and professionally to emergency service calls, engaging approved third-party vendors when appropriate. Communicates and coordinates follow-up with the Residential Property Manager to ensure all work is completed and any outstanding maintenance needs are clearly documented and addressed. Demonstrates thorough knowledge of, and compliance with, all on-call procedures and expectations.
• Fosters positive relationships with residents, coworkers, and company associates by demonstrating a professional, service-oriented approach. Consistently maintains a friendly, courteous, and respectful demeanor.
• Conducts daily inspections of the community exterior and performs routine upkeep of buildings, grounds, and common areas in accordance with company standards. Responsible for maintaining clean, attractive, and orderly curb appeal, including trash and debris removal, weed pulling and spraying, mulching, and basic tree and shrub maintenance.
• Inspects vacated apartment homes and completes make-ready checklists. Performs routine make-ready work to return units to move-in–ready condition, including painting, general repairs, drywall, and light plumbing and electrical work. Completes trash-outs and coordinates unit status with the Residential Property Manager and community team to ensure apartments meet company standards and availability goals.
• Completes seasonal interior and exterior preventative maintenance. Includes light snow removal, pool maintenance, and HVAC filter changes.
• Assists in ordering parts and supplies and maintains inventory, utilizing inventory system. Maintains clean and organized shop to company standards to facilitate quick assessment of supply inventory. Maintains proper equipment and equipment inventory to ensure warranty compliance. Ensures best pricing and value on all supplies purchased.
• Assists Residential Property Manager in obtaining bids and negotiates prices as necessary with vendors and contractors. Coordinates delivery and work schedules with vendors, contractors, and Residential Property Manager. Works with the manager to ensure operational maintenance expense goals are achieved.
• Performs and reports on, all work according to the safety standards of the company, OSHA, and health codes.
• Maintains secure control of master keys in accordance with company key control and security policies.
• Other duties as assigned.

QUALIFICATIONS:

• Strong working knowledge of residential building systems including plumbing, electrical, and appliances
• Must provide own basic tools or be willing to obtain the required hand tools pertinent to this position.
• Mobile phone with access to a data plan.
• CPO Required and CAMT Preferred
