Job summary

Kleinman Realty Co. in the Twin Cities is seeking a skilled Maintenance Technician to support a multi-property portfolio.

You will troubleshoot, repair, and maintain plumbing, electrical, mechanical, appliances, and HVAC, working with a collaborative team led by an Area Supervisor. This on-site role offers hands-on training, on-call rotation, and opportunities to grow with a locally established company recognized for quality service.

Qualifications

• Hands-on maintenance skills across plumbing, electrical, mechanical, carpentry, appliances, and HVAC.
• Strong troubleshooting and problem-solving abilities.

• Clear, respectful communication with residents, coworkers, and vendors.
• Must have a valid driver's license and reliable transportation; background check.

Responsibilities

• Complete work orders and resident service requests efficiently and professionally.
• Diagnose and repair plumbing, electrical, mechanical, and other common maintenance issues.
• Install, troubleshoot, and repair appliances.
• Maintain doors, locks, latches, closers, and entry systems.
• Troubleshoot maintenance issues and determine when additional support or a vendor is needed.
• Respond to emergency and unscheduled repairs as needed.
• Participate in the rotating on-call schedule.
• Prepare vacant apartments for new residents, from touch-ups to make-ready.
• Light carpentry and repairs, fixtures, and appliances as needed.
• Work with teammates and vendors to keep turns moving and apartments ready on schedule.

What You'll Do

Maintenance & Resident Service

• Complete work orders and resident service requests efficiently and professionally
• Diagnose and repair plumbing, electrical, mechanical, and other common maintenance issues
• Install, troubleshoot, and repair appliances
• Maintain doors, locks, latches, closers, and entry systems
• Troubleshoot maintenance issues and determine when additional support or a vendor is needed
• Respond to emergency and unscheduled repairs as needed
• Participate in the rotating on-call schedule
• Prepare vacant apartments for new residents, from quick touch-ups to more extensive make-ready work
• Complete light carpentry, including trim, moldings, millwork, and other repairs
• Repair or replace fixtures, hardware, appliances, and other apartment components as needed
• Work with teammates and vendors to keep turns moving and apartments ready on schedule
• Identify additional repairs or improvements needed during the turn process

Preventive Maintenance & Building Systems

• Perform preventive maintenance throughout assigned properties
• Maintain and troubleshoot mechanical and HVAC systems
• Complete property maintenance schedules and assignments coordinated by your Area Supervisor
• Identify deferred maintenance, safety concerns, and cosmetic needs before they become larger issues
• Help maintain appropriate parts, materials, and supplies for your assigned area
• Assist with property inspections and seasonal maintenance needs

Teamwork, Safety & Growth

• Work closely with your Area Supervisor, Property Managers, and fellow technicians to solve problems and prioritize work
• Assist with larger repairs, property improvements, and capital projects
• Coordinate and work alongside vendors when specialized services are needed
• Immediately report safety hazards, emergencies, or high-priority property concerns
• Follow and promote Kleinman's safety standards and procedures
• Participate in ongoing training, including Fair Housing and technical training
• Maintain required licenses and certifications
• Pitch in on special projects and help your team wherever needed

What We're Looking For

Required

• Hands-on maintenance skills in plumbing, electrical, mechanical, carpentry, appliances, and HVAC
• Strong troubleshooting and problem-solving skills
• Ability to work independently while also being a reliable part of a team
• Clear, respectful communication with residents, coworkers, Property Managers, and vendors
• Ability to manage your time, prioritize work, and adjust when needs change throughout the day
• Comfort using a smartphone and mobile apps to receive, update, and complete work orders
• Your own basic tools
• Valid driver's license and reliable, insured transportation that meets Minnesota requirements
• Ability to successfully complete a background check

Preferred:

• Previous multifamily or apartment maintenance experience
• Certified Pool Operator (CPO) certification

Don't have every preferred certification yet? We're open to candidates willing to learn and obtain additional certifications as they growwith Kleinman.

Physical & Schedule Requirements

This is an active, hands-on position. MaintenanceTechnicians must be able to:

• Stand, kneel, bend, twist, reach, push, pull, climb, and squat throughout the workday
• Repeatedly lift and carry up to 40 lbs.
• Safely use ladders, hand tools, power tools, and maintenance equipment
• Work indoors and outdoors in a variety of weather conditions
• Drive between multiple properties throughout the workday
• Work Monday–Friday, generally from 8:00 AM–4:30 PM, with some scheduling flexibility
• Participate in the on-call rotation and occasional weekend work as needed
