Position Summary: The Maintenance Service Technician is responsible for the interior and exterior maintenance of the buildings in the assigned area.

Reporting Relationship: Reports to the Property/Regional Manager

Essential Job Functions:

1. Conduct yourself in a professional manner at all times by being courteous to tenants, vendors, and co-workers, and treating them with respect.
2. Maintain confidentiality by not disclosing any information regarding tenants or their accounts with anyone, including law enforcement. Only discuss information with the leaseholder.
3. Perform appliance repairs, electrical, plumbing, HVAC, minor carpentry, and sheetrock repairs.
4. Prepare vacant units for new tenants.
5. Complete all assigned work orders in a timely manner.
6. Mandatory overtime required during emergency and snow conditions.
7. Assist constable/sheriff and supervisory personnel during and after evictions.
8. Participate in a call duty rotation; each rotation lasts one week.
9. Perform all other duties as assigned.

Qualifications/Competencies:

• High School Diploma/GED.
• Must have 12 months of experience as a Maintenance Service Technician OR be an existing employee who completes all requirements of a Maintenance Service Technician Trainee. HVACR certification is required within 6 to 9 months of employment.
• HVAC certification OR HVAC certification must be obtained no later than 9 months of employment.
• Basic knowledge of electrical, plumbing, and appliance repair.
• Valid driver’s license and reliable, insured transportation in the State of Maryland.
• Must pass a pre-employment basic maintenance test.
• Must have own tools.
• Ability to work the mandatory 24-hour call rotation.
• Ability to maintain confidentiality.
