Job summary

Scion Staffing is seeking a Maintenance Service Manager in Kalamazoo, MI to lead the maintenance team at a multifamily community. This full-time, direct-hire role requires a hands-on leader with strong residential maintenance experience and a commitment to resident satisfaction.

The role oversees service requests, preventive maintenance, repairs, vendor coordination, and safety compliance while mentoring technicians and coordinating after-hours coverage. Strong HVAC/CPO credentials are required.

Qualifications

  • 3+ years of multifamily residential/community maintenance experience.
  • 1+ year of maintenance supervisory or team leadership experience preferred.
  • High school diploma or equivalent required; college-level or trade school education strongly preferred.
  • HVAC Certification – EPA Type I & II or Universal – required.
  • CPO (Certified Pool Operator) certification required.
  • Hands-on experience with HVAC, electrical, plumbing, appliances, pools, rough carpentry, and drywall.
  • Strong troubleshooting skills across residential building systems and equipment.
  • Ability to read blueprints and diagrams.
  • Strong leadership, organization, communication, and customer service skills.
  • Proficiency with Microsoft Office, including Word, Excel, and Outlook.

Responsibilities

  • Lead, train, supervise, and develop maintenance team members.
  • Assign and oversee service requests and apartment turns.
  • Perform and oversee general repairs involving HVAC, electrical, plumbing, carpentry, painting, appliances, and other building systems.
  • Manage preventative maintenance programs, move-out inspections, safety inspections, and routine property inspections.
  • Oversee maintenance of community amenities, including pool cleaning, chemical balancing, and recordkeeping.
  • Ensure efficient apartment turns and inspections for new resident move-ins.
  • Maintain safety protocols and ensure compliance with codes and regulations.
  • Participate in hiring, onboarding, coaching, and performance management of maintenance employees.
  • Coordinate after-hours emergency maintenance coverage and on-call rotation.
  • Manage maintenance budgets and expenses for supplies, tools, equipment, and vendors.

Job description

Scion Staffing has been engaged to conduct a search for an experienced Maintenance Service Manager on behalf of our client, a multifamily property management organization in Kalamazoo, Michigan. This is an exciting full-time, direct-hire opportunity for a hands-on maintenance leader with strong multifamily experience to oversee the physical condition, maintenance operations, and service team of a residential community.

The Maintenance Service Manager will lead day-to-day maintenance operations, including service requests, apartment turns, preventive maintenance, repairs, inspections, vendor coordination, and emergency response. This position is ideal for an experienced multifamily maintenance professional who enjoys leading a team while remaining hands-on with property maintenance and resident service.

RESPONSIBILITIES
  • Lead, train, supervise, and develop maintenance team members, including Maintenance Service Technicians, Groundskeepers, Housekeepers, and Custodians.
  • Assign and oversee service requests and apartment turns, ensuring work is completed accurately and within established timelines.
  • Perform and oversee general repairs involving HVAC, electrical, plumbing, carpentry, painting, appliances, and other building systems.
  • Manage preventative maintenance programs, move-out inspections, safety inspections, and routine property inspections.
  • Oversee maintenance of community amenities, including pool cleaning, chemical balancing, and required recordkeeping.
  • Ensure efficient apartment turns and inspections in preparation for new resident move-ins.
  • Maintain safety protocols and ensure maintenance activities comply with applicable codes and regulations.
  • Participate in the hiring, onboarding, coaching, and performance management of maintenance employees.
  • Coordinate after-hours emergency maintenance coverage and participate in the on-call rotation.
  • Manage maintenance budgets and expenses related to supplies, tools, equipment, and vendor services.
  • Track inventory and order necessary maintenance supplies, equipment, and parts.
  • Coordinate vendors and support larger maintenance and capital improvement projects.
  • Maintain accurate maintenance records and prepare weekly, monthly, and quarterly reports.
  • Promote a resident-first service culture and respond to resident maintenance concerns professionally and promptly.
  • Partner with property management and leasing teams to support resident satisfaction and retention.
QUALIFICATIONS
  • 3+ years of multifamily residential/community maintenance experience required.
  • 1+ year of maintenance supervisory or team leadership experience preferred.
  • High school diploma or equivalent required; college-level or trade school education strongly preferred.
  • HVAC Certification – EPA Type I & II or Universal – required.
  • CPO (Certified Pool Operator) certification required.
  • Hands-on experience with HVAC, electrical, plumbing, appliances, pools, rough carpentry, and drywall required.
  • Strong troubleshooting skills across residential building systems and equipment.
  • Ability to read blueprints and diagrams.

  • Knowledge of Fair Housing regulations.
  • Reliable transportation; valid driver’s license recommended.
  • Ability to participate in after-hours emergency/on-call coverage as needed.
  • Ability to perform the physical requirements of the position, including lifting and carrying 50+ pounds, climbing ladders and stairs, bending, kneeling, and working with hand and power tools.

This opportunity offers a pay rate of $30-$35/hour plus a comprehensive benefits package!
