**Santek Management is looking for an experienced maintenance professional to support the growth of our company by performing focused maintenance tasks. This person will be self-motivated with a can-do attitude, reliable, strong customer service skills, good communication and takes initiative!
The Maintenance Porter provides support and is accountable for delivering on our commitments to our residents. This includes quality move-ins, residential satisfaction, expedited service, and personal attention to the residents. The Maintenance Porter responds to our resident's service needs and is instrumental in helping Santek Management deliver superior customer service to our residents.
This part-time or full-time position requires a commitment of 15-40 hours per week Monday through Friday. Availability to work rotating weekends as well as on call duties for emergency situations is a plus. The primary work location is in Dunedin, Florida.

RESPONSIBILITIES:
Maintenance Porter is responsible for the visual presentation and cleanliness of the property. This includes, but is not limited to, grounds keeping and janitorial, maintenance and upkeep of the building and common areas, preparing tenant units for move-ins and move outs, identifying maintenance problems and reporting to immediate supervisor as needed.
· Perform all maintenance and cleaning tasks noted in the checklists and as directed by the manager/supervisor to ensure that all dirt, dust, litter, trash, and debris is removed from all areas of the facility using brooms, mops, brushes, blowers and other hand tools as required to ensure safe, and sanitary conditions.
· Walk garage, pool deck, and common areas daily to note and correct any maintenance problems.
· Power washing
· Prepare units for move-in and move-outs efficiently and promptly to include light painting, drywall patching, and caulking.
· Submit requests for repairs or maintenance.
· Keep an inventory of janitorial supplies.
· Complete amenity opening and closing checklists. This will include leaf blowing of parking lots and pool decks, straightening chairs, wiping down tables, taking common area trash and recycling out, full property walk-through, as well as other tasks daily.
· Ensure daily, weekly, monthly, quarterly & annual checklists for building and common area maintenance are observed.
Required Skills/Abilities
· Good organizational and verbal skills.
· Ability to use logical and rational thinking to resolve issues.
· Create an environment that fosters community support and pride.
· Maintain a neat and clean appearance before and during scheduled shifts.
· Must be able to follow directions and adhere to all company rules and regulations.
Must have the ability to perform moderate physical work and may be required to lift up to 50 lbs. frequently and up to 20 lbs. consistently. Perform activities such as bending, kneeling, crouching, climbing, reaching, standing, pushing, lifting, and grasping for up to 5 hours without sitting.
QUALIFICATIONS:
§ High school diploma or GED required
§ Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment, or the public in general.
§ May have general “handy man” tools and skill to repair needed items.
· Valid Driver's license with reliable transportation
