Job summary

JLL is seeking a Maintenance Planner/Scheduler for on-site data centers in Amarillo, TX. This role supports a world-class maintenance program with CMMS-driven planning, inventory optimization and asset care.

You will coordinate with facilities technicians, generate reports, and develop SOPs. Five years of planning experience and HVAC knowledge are preferred; bachelor's degree is a plus. Visa sponsorship is not provided.

Qualifications

  • Five years of facilities planning and scheduling experience.
  • Experience planning hourly workers using CMMS systems.
  • Advanced MS Office and communication skills.
  • Knowledge of HVAC, electrical and plumbing systems.
  • Bachelor's degree preferred.

Responsibilities

  • Plan and schedule maintenance using CMMS and standardized processes.
  • Optimize maintenance parts inventory and labor utilization.
  • Create asset-related purchase requisitions and track parts.
  • Generate weekly reports to facility managers and identify risks.
  • Maintain CMMS data integrity and update SOPs.

Maintenance Planner/Scheduler, Data Centers
What this job involves

Maintenance Planner/Scheduler role is in support of the JLL Asset Management journey towards a World Class Maintenance organization. This industry standard role provides more efficient means of managing facilities maintenance and associated maintenance labor, freeing hours for additional business priorities. Planning and scheduling for all maintenance and operations encompassed in the CMMS tool are to be conducted using current CMMS system application and standardized business processes.

Your day-to-day tasks will include
  • Using industry and client best practices
  • Optimizes maintenance inventory by balancing workload to labor availability
  • Complies with all client CMMS standards and specifications to ensure database integrity and standardization
  • Manages asset maintenance parts ordering process (MRO) for assigned team(s) and optimizes efforts through PM Auto ordering where applicable
  • Creates all asset-related purchase requisitions
  • Collects data and collaborates with operations team to optimize maintenance programs.
  • Maintains maintenance record compliance to CMMS and Maintenance business process standards and specs through periodic data auditing
  • Maintains liaison with facilities technicians and other management regarding work execution, necessity of altering schedules and manpower status
  • Tracks all asset information, including spare parts and documentation
  • Arranges for special tools and equipment
  • Tracks all asset information, including spare parts, documentation and Booked Labor
  • Continuous improvement of the work planning and scheduling process through the review and use of maintenance metrics, analysis of work order flow, project demands and expectations.
  • Submits and document database record changes using client CMMS change request system
  • Regulate Critical Environment facility management services to prevent business impact and equipment downtime.
  • Establish objectives and processes required to maintain critical infrastructure at optimum performance.
  • Identify open, unscheduled and/or unassigned work by running prescribed work order query in Assignment Manager
  • Provides weekly reports to facility managers, identify risks and gaps, to provide resolution plans.
  • Builds object structure in CMMS.
  • Develop/maintain and update standard operating procedures for CMMS/Storeroom operations.
Desired experience and technical skills
Requirements
  • Five (5) years of experience in facilities, requiring strict planning and scheduling protocols for operations and maintenance.
  • Experience in planning and scheduling the work of hourly employees using CMMS systems
  • Advanced knowledge of Microsoft Office Suite (Excel, Visio, Outlook); working knowledge of SharePoint
  • Knowledge of commercial HVAC, electrical and plumbing systems and equipment
  • Client service-oriented attitude
  • Excellent verbal and written communication skills
  • Strong organizational and prioritization skills
  • Advanced computer skills
  • Physical ability to traverse large jobsites in uneven terrain.
Preferred:
  • One (1) year+ of experience in
  • Bachelor's Degree in an engineering or management
  • Experience with SQL or Oracle
  • Experience with report writing or generating software
