Job Description

GENERAL STATEMENT OF FUNCTION : Responsible for the operation and maintenance of all physical plant systems. Reports directly to the Assistant Superintendent of Physical Plant.

Job Duties

• Work under the direction of the Superintendent and the Assistant Superintendent of Physical Plant, and perform all duties as assigned.
• Perform all duties assigned in a timely manner.
• Accountable for all tools, equipment and supplies issued.
• Perform all duties observing and utilizing proper equipment (safety glasses, gloves, caution tape/tags, etc.).
• Submit work orders upon completion of tasks with any discrepancies noted.
• Work with contractors, subcontractors, and other vendors on campus systems, etc.
• Responsible for the operation and maintenance of hot water generators (gas and electric), all cooling systems and pneumatic/electrical control systems (including chilled water, NC and heat pump systems, etc.).
• Read blueprints, schematics, and charts.
• Troubleshoot all commercial HVAC breakdowns/failures and initiate repairs.
• Perform preventative maintenance on all HVAC equipment.
• Maintain proper record keeping on HVAC maintenance and supplies. (Chillers up to 300 tons, Freon accountability, preventative maintenance
