Job summary

FMOL Health seeks an on-site Maintenance Supervisor to direct daily maintenance activities, coordinate repairs, and ensure safe, efficient operations of building systems. You will manage repairs, oversee a maintenance team, and maintain records to support facility reliability.

The role requires two years of supervisory maintenance experience, knowledge of boilers, compressors, and generators, and proficiency with word-processing, databases and spreadsheets.

Qualifications

• High school diploma or equivalent is required.
• Minimum of two years’ experience in a supervisory capacity in a maintenance/plant related position.
• Must be knowledgeable of boilers, compressors, generators.
• Must be able to use word-processing, database and spreadsheet software applications.
• Able to communicate effectively verbally and in writing.

Responsibilities

• Directs the work of employees and follows up on daily assignments.
• Repairs across trades including masonry, carpentry, painting, plumbing, electrical and HVAC.
• Schedules, delegates or completes work orders and monitors completion.
• Keeps accurate records of maintenance performed and inventories.
• Recommends equipment improvements and conducts routine system checks.
• May be on-call for emergencies and may work overtime, holidays, and weekends.

Responsible for creating and maintaining a harmonious and dynamic work environment. Reports to the Asst. Director of Maintenance and Director of Maintenance.

Responsibilities

• Follow up on daily work assignments Directs the work of employees. Schedules lunch and rest breaks. Reassigns employees from one area to another area as facility needs. Dictates, receives and discusses with supervisor complaints. Establishes and expedites work orders as needed, prioritizes work orders.
• Participates in repair work such as masonry, carpentry, painting, plumbing, electrical and HVAC.
• Schedules, delegates or completes work orders.
• Monitors work order for completion on a timely basis.
• Keeps accurate records of maintenance performed.
• Recommends building equipment improvements.
• Performs required maintenance checks of building, grounds, facility and equipment.
• Develops and maintains a current inventory of maintenance supplies, tools, equipment and stock.
• Responsible for conducting routine tests of various systems and equipment such as the emergency generator, fire alarm, sprinkler system, hood and duct system, door alarms, nurse call system and hot water systems.
• Lifts and/or moves equipment, supplies and furnishings as required.
• Checks quality of work performed by contractors. Assures building and safety codes are adhered to.
• Obtains bids for facility capital expenditures.
• Orders approved supplies, materials and equipment for the maintenance department within budgetary constraints and approval from Assistant Director and/or Maintenance Director.
• Responds to questions, resolve problems and provide technical and other assistance to supervisors and staff completing assigned work.
• Coordinates maintenance services with all other departments and services.
• Completes forms and reports as required. Maintains records of maintenance activities 3. May be on call for emergencies 24 hours a day. Works overtime, holiday and weekend hours as scheduled. 4. Treats all residents, visitors and staff with courtesy 5. Follow facility dress and hygiene policies 6. Safety o Knows and follows facility rules.
• Reports all hazardous conditions/equipment to Assistant Director and/or Director.
• Performs duties which may include transportation of residents as assigned in facility disaster plan.
• Uses required protective equipment
• Follows infection control standards, policies and procedures.
• Reports resident complaints to management.
• Maintains confidentiality of resident/patient information
• Other duties as assigned.
  

Qualifications
