Job summary

Swan Luxury Studios is seeking an experienced Maintenance Manager to oversee daily maintenance and upkeep of a newly renovated 160-unit community in Tallahassee. You will manage repairs, perform preventative maintenance, and supervise vendor work to maintain high standards.

The role requires hands-on leadership, strong organizational skills, and the ability to respond to resident work orders promptly. On-call duties and a focus on preserving renovations are essential.

Qualifications

• Multifamily/apartment maintenance experience required.
• EPA/HVAC certification preferred.
• CPO/Pool certification preferred.
• Strong organizational, communication, and leadership skills.
• Valid driver's license and reliable transportation.
• Ability to troubleshoot and complete repairs independently.

Responsibilities

• Oversee all day-to-day maintenance operations.
• Respond to and complete resident work orders promptly.
• Troubleshoot and repair HVAC, plumbing, electrical, appliances, and general maintenance issues.
• Complete apartment turns and ensure units are move-in ready.
• Perform routine property inspections and preventative maintenance.
• Maintain the newly renovated units, common areas, amenities, and building systems.
• Identify warranty or renovation-related issues and communicate them to management.
• Maintain the pool, grounds, mechanical areas, and common spaces.
• Coordinate and oversee vendors and contractors when needed.
• Maintain inventory of maintenance supplies, tools, and equipment.
• Help control maintenance expenses and obtain bids when necessary.
• Communicate regularly with the Property Manager regarding repairs, property conditions, and upcoming needs.
• Participate in the after-hours emergency/on-call rotation.

Swan Luxury Studios, a newly renovated 160-unit apartment community, is seeking an experienced, hands‑on Maintenance Manager to oversee the maintenance and upkeep of the property.

Because the community has recently undergone a major renovation, we are looking for someone who will take pride in maintaining the improvements, protecting the condition of the property, and staying ahead of preventative maintenance.

Key Responsibilities

• Oversee all day-to-day maintenance operations
• Respond to and complete resident work orders promptly
• Troubleshoot and repair HVAC, plumbing, electrical, appliances, and general maintenance issues
• Complete apartment turns and ensure units are move‑in ready
