Role Overview:

As the Maintenance Manager, also known as Service Manager internally, you will oversee the maintenance of the community, including scheduling and supervising the service team.

Responsibilities:
  1. Respond to resident work orders and service requests, coordinate workload, and ensure completion to standards.
  2. Identify and address potential hazards through regular property walks and repairs or delegation.
  3. Maintain the grounds and appearance of the property, ensure security of property-issued tools.
  4. Conduct regular safety meetings, enforce safety measures, and assist with safety audits.
  5. Implement and document preventative maintenance programs and participate in ongoing training.
  6. Diagnose and repair issues in HVAC, electrical, plumbing, carpentry, drywall, appliances, and apartment make-readies.
Qualifications/Skills:
  • At least 2 years of experience in maintenance, safety, HVAC, plumbing, and electrical systems.
  • Knowledge of building maintenance, repair, preventative maintenance, irrigation, pool systems, and appliance repair.
  • Basic computer skills.
  • Strong communication, interpersonal skills, and a team-oriented attitude.
  • Ability to work with diverse teams and customers.
  • Own industry-specific hand tools.
  • Valid driver’s license and reliable transportation.
  • HVAC certification or ability to obtain within 6 months.
  • E.P.A Certification (Type II).
  • CPO certification or ability to obtain.
Work Schedule:

9am-6pm, Monday-Friday, with possible overtime and on-call duties to meet business needs.
