Vivmark Residential is seeking a Maintenance Manager in Mooresville, NC. You will lead a maintenance team, oversee preventive maintenance programs, and ensure high-quality, luxury-level living experiences for residents.

The role requires deep knowledge of HVAC, electrical, plumbing, and safety systems, plus 3–5 years of apartment maintenance experience and proven leadership. On-call duties and strong vendor/resident communication are essential.

Qualifications

• 3-5 years of apartment maintenance or related field.
• EPA Type I/II Certification, where applicable.
• CPO certification, where applicable.
• Valid driver’s license and automobile insurance.
• Ability to supervise and develop new team members with coaching.
• On-call availability with 1-hour response time.
• HVAC, electrical, plumbing, major appliances, carpentry, and safety systems knowledge.
• Strong communication with residents and vendors.

Responsibilities

• Manage maintenance and preventive maintenance for one or more communities.
• Oversee physical aspects of buildings, HVAC, electrical, plumbing, major appliances and amenities.
• Conduct property visits and coordinate with on-site supervisor to improve performance.
• Maintain alignment with Vivmark's standards and regulatory requirements.

The Maintenance Manager is responsible for the management of the maintenance and preventive maintenance efforts for one or more assigned communities, including the physical aspects of the building(s), HVAC, electrical, plumbing, carpentry, major appliances, and amenities. This team member ensures efforts meet Vivmark's operational standards and any applicable laws and regulations.

At Neighborhoods, conduct property visits, work with on-site supervisor to increase proficiency/performance of community, and maintain oversight of Maintenance operations.

You Have

• A valid driver s license and automobile insurance, where applicable.


• 3-5 years of apartment maintenance or related field including strong knowledge of HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), fitness equipment, waste management systems. Ability to understand basic knowledge of boilers, chillers, chilling towers, sprinklers and steam systems.


• Complete understanding of emergency systems, shutoffs, locations and sequence of operations.


• At least 2 years of people management experience preferred; The ability to supervise and develop new team members and provide feedback and coaching resulting in improved performance as demonstrated by work experience.


• Environmental Protection Agency (EPA) Type I, II Certification, where applicable.


• Certified Pool Operator (CPO) certification, where applicable.


• The ability to be on-call as required by work schedule and the ability to respond within 1 hour from the time the on-call has dispatched.


• Ability to communicate with team members, residents and vendors in order to maintain Vivmark's customer service standards.


• Ability to regularly and consistently report on time, work assigned schedule and accurately document/verify time worked.
