Job summary

Blue Water Hospitality is seeking a Maintenance Manager to oversee operations at the Badlands White River KOA Holiday in Interior, South Dakota. The role emphasizes mechanical aptitude and proactive systems management to keep property operations running smoothly and safely.

The ideal candidate will supervise maintenance and grounds staff, manage staffing and budgets, and lead projects for HVAC, plumbing, electrical, and other essential systems.

Qualifications

  • The maintenance role requires strong mechanical aptitude and the ability to read a tape measure and other precise measurement tools.
  • Candidates should be able to translate problems into actionable solutions and communicate clear work instructions to the team.
  • Experience supervising maintenance or grounds staff is preferred and supports ongoing operations.

Responsibilities

  • Supervise maintenance and grounds staff to ensure ongoing operations and property systems are maintained.
  • Recruit, hire, and develop staff for key maintenance roles.
  • Schedule and manage staffing to meet operational needs within budgets.
  • Lead maintenance, operation, and preventative needs for the property's facilities including HVAC, plumbing, electrical, generators, water treatment, and housekeeping; address issues and perform routine maintenance.
  • Lead and complete projects per specifications, timelines, and budgets, and establish defined work processes.
  • Perform regular inspections to ensure safety protocols are met and conditions are optimal.
  • Communicate with property department heads for operational needs and coordination.
  • Support capital expenditures through management of staff, contractors, and related parties.
  • May include Manager on Duty responsibilities, including on-call or overnight hours for emergencies.

INTRODUCTION TO ROLE

A mechanical self-starter who can ensure property operations run smoothly and safely. Key competencies include mechanical aptitude to maintain many operations, quick ability to identify and root-cause mechanical systems, and adeptness at proactive systems management to ensure optimal performance.

WHO WE ARE LOOKING FOR

The maintenance mechanic has a strong mechanical aptitude and can read a tape measure and use other precise measurement tools. Has the ability to solve problems in real-time. Converts problems into actionable solutions and provides work instructions to the team.


WHAT YOU WILL WORK ON


  • Supervise maintenance and grounds support staff to ensure ongoing operations and property systems are maintained.

  • Support recruitment, hiring, and development of staff

  • Schedule and manage to ensure operational needs are met through adequate staffing plans while managing the budget

  • Supports the team to solve problems, educates, mentors, and coaches staff for training and development of skills

  • Leads maintenance, operation, and preventative needs for the entire property and onsite facilities, including, but not limited to, landscaping, plumbing, HVAC, electrical, generators, water treatment systems, and general housekeeping; includes analysis and operational knowledge to address issues, fix problems, and perform routine maintenance

  • Leads and completes projects according to specifications, timelines, and budgets. Regularly establishes defined work processes and procedures

  • Performs regular inspections to ensure optimal conditions and safety protocols are met or exceeded

  • Effectively communicates with property department heads for all property operational needs or coordination of activities

  • Works cohesively with management to lead, support, and implement Capital Expenditures through interaction and management of staff, contractors, or other related individuals

  • The position may require Manager on Duty responsibilities, including on-call or overnight hours to support emergencies or disruptive property concerns.

  • Performs other duties as assigned

  • Provides regular and reliable attendance


WHO YOU WILL WORK WITH

The Maintenance Manager reports to the General Manager (GM).


WHAT YOU BRING


  • High School diploma or equivalent

  • Vocational Training or Certificate; completion of applicable trade apprenticeships

  • 3-5 years of supervisory and general maintenance experience

  • Ability to read and translate blueprints into job specifications and work orders

  • Ability to interpret instructions (written and oral) into action

  • Effectively communicates to a variety of audiences

  • High regard for safety and regularly provides risk analysis of the operation

  • Must be resourceful and self-motivated to work well under pressure

  • Ability to manage multiple projects and work assignments

  • A valid driver's license may be required (dependent on the property)


WHAT IT TAKES (PHYSICAL REQUIREMENTS)

This role is very hands-on, often involving maintenance, repair, and oversight of physical equipment and systems. Common requirements include:



  • Ability to lift and carry 50 pounds or more regularly

  • Ability to climb ladders, work at heights, and operate equipment

  • Frequent standing, walking, bending, crouching, and kneeling

  • Capability to operate tools, power equipment, and machinery safely

  • Tolerance for confined spaces, noisy environments, or extreme temperatures

  • Requires the physical stamina to work long hours and potentially varied shifts

  • Tolerance for indoor and outdoor work environments, including exposure to variable weather

  • Ability to respond to after-hours emergencies, sometimes involving physical labor

  • Good vision and manual dexterity for electrical, plumbing, and HVAC tasks
