The Facilities Maintenance Manager is responsible for overseeing the safe, efficient, and reliable operation of a campus. This role combines hands-on technical execution, preventive maintenance, vendor oversight, and work order management to proactively address campus needs and ensure a high-quality environment for students, faculty, and staff. Services will be delivered in alignment with industry best practices, specific standards, and a commitment to quality, safety, and sustainability.
Pay: $70,000 - 85,000/annually

Duties:
- Deliver day-to-day operational support and maintenance for the physical plant and infrastructure.
- Perform routine inspections and assessments of mechanical, electrical, and plumbing (MEP) systems to identify issues before failure occurs.
- Execute corrective maintenance and minor repairs, including:
- HVAC: Filter replacements, belt and motor servicing, thermostat adjustments, and basic troubleshooting.
- Plumbing: Fixture replacement, leak resolution, clogged drain clearing, and valve servicing.
- Electrical: Lamp and ballast replacements, outlet/switch repairs, breaker resets, and lighting system upkeep.
- Building Interior: Patch and paint, door hardware, flooring repairs, cabinetry, and general carpentry.
- Conduct rooftop inspections and monitor mechanical units for signs of wear, debris, or damage.
- Provide support for operations, including furniture moves, event setup/breakdown, and minor adjustments as requested.
- Implement or support a structured preventive maintenance (PM) program to extend equipment life, reduce system downtime, and improve building performance.
- Review and utilize existing equipment and service data.
- Develop or enhance a preventive maintenance schedule based on manufacturer specifications, site conditions, and seasonal priorities.
- Execute PM tasks on a routine basis and document completion details.
- Identify deferred maintenance or capital needs for planning purposes.
- Support the tagging and documentation of all major assets to facilitate PM tracking and long-term planning.
- Manage daily maintenance requests and task assignments through the existing ticketing platform, Freshworks, or another mutually agreed-upon system.
- Monitor the work order queue, assign tasks, and ensure timely response and resolution.
- Document all work performed with detailed notes on labor hours, materials used, and any follow-up actions needed.
- Prioritize work based on safety, operational impact, and urgency.
- Provide regular updates on ticket trends, open work orders, and performance.
- Coordinate and oversee third-party vendors when repairs or services fall outside the in-house maintenance scope or licensing requirements.
- Assess and escalate issues that require subcontractor involvement.
- Coordinate vendor scheduling, access, and scope of work execution.
- Verify vendor performance, confirm completion, and document outcomes.
- Maintain a vendor log with dates of service, scope performed, and relevant costs or warranties.
- Uphold a high standard of workplace safety and regulatory compliance.
- Maintain a clean, safe, and hazard-free environment across all areas of responsibility.
- Adhere to OSHA requirements and internal safety protocols.
- Support compliance with applicable building codes, fire/life safety requirements, and environmental regulations.
- Collaborate with third-party partners to ensure a safe environment, especially in high-traffic or high-risk areas.
- Act as the primary point of contact for all facilities-related issues.
- Participate in regular check-ins or scheduled review meetings with leadership.
- Prepare monthly service reports summarizing work order activity, PM completion, vendor coordination, and any recommended improvements.
- Respond promptly to requests and provide clear communication regarding the status of repairs, vendor activities, and any disruptions to operations.
- Respond promptly to urgent and emergency maintenance issues during operating hours.
- Establish response protocols and assist in vendor dispatch and escalation procedures for after-hours or critical events when required.
- Measure and report service performance regularly to ensure alignment with expectations.
- Metrics may include average work order response and resolution time, preventive maintenance completion rate, vendor performance reviews, and satisfaction and issue closure.
Qualifications:
- Proven experience in facilities maintenance and management.
- Knowledge of HVAC, plumbing, electrical, and general carpentry.
- Ability to perform routine inspections and identify potential issues.
