Position Summary

The Maintenance Manager will coordinate with the Community Manager and Assistant Manager to increase the net operating income of the property by safely maintaining the exterior and interior of the property to RPM standards, within budget. The role involves making prompt, safe, and efficient repairs to contribute to resident retention.

Responsibilities

• Supervise and ensure proper maintenance of the property and grounds, directing maintenance staff and developing a skilled team of Technicians.
• Maintain the property's operating budget, secure bids, and manage purchase orders and invoices.
• Review and prioritize work orders, ensuring timely completion and resident satisfaction, while maintaining records in the software.
• Oversee maintenance, cleanliness, safety, and compliance with fire and safety codes, including managing construction projects and reporting injuries.
• Troubleshoot and repair systems such as HVAC, electrical, and plumbing.
• Respond to maintenance emergencies, liaise with the property manager, and follow up with residents to ensure satisfaction.
• Implement preventative maintenance, be on call for emergencies, and ensure OSHA compliance and safety standards.
• Mentor and train team members to enhance skills and service delivery.

Qualifications

• High school diploma or GED preferred.
• Two years of multifamily maintenance experience or training; a combination of education and experience will be considered.
• At least one year of supervisory experience preferred.
• EPA certification required; CPO preferred.
• Proficiency with Microsoft Office and project management tools.
• Valid driver’s license required.

Physical Requirements

• Ability to walk, stand, climb stairs/ladders, and access various areas.
• Must be able to push, pull, bend, kneel, and reach overhead.
• Dexterity to handle tools and read blueprints, schematics, and screens.
• Ability to hear and communicate effectively, and lift items up to 50 pounds occasionally.

Work Environment

• On-site role with outdoor exposure, including working in confined spaces and at heights.

Compensation

Estimated pay range is $30-$32 per hour, plus monthly bonuses and benefits.
