Job summary

Lynd Management Group, LLC is seeking a Maintenance/Porter/Groundskeeper to prepare vacant apartments for leasing and maintain property grounds, models, and surrounding areas. You will perform make-ready tasks, basic repairs, painting, and routine grounds maintenance while ensuring safety and professional conduct.

Responsibilities include notifying supervisors of necessary repairs, coordinating with managers, and delivering courteous resident service.

Qualifications

  • Prior make-ready work experience in a residential setting.
  • Familiarity with housing laws and fair housing regulations.
  • Ability to read basic instructions and use common hand tools.
  • Capability to perform electrical, plumbing, painting, carpentry, and landscaping tasks.

Responsibilities

  • Receive make-ready assignments and gather needed tools, equipment, and supplies.
  • Clear units by trashing out and ensuring move-out forms are approved.
  • Confirm removal of items left by residents with supervisors.
  • Evaluate and replace carpet/vinyl as approved.
  • Inspect HVAC, water heater, and appliances; request major repairs as needed.
  • Paint interiors, perform light exterior painting, and refine woodwork.

Job Summary

The Maintenance Make Ready, Porter, and Groundskeeper reports to the Property Manager and Maintenance Supervisor. Responsibilities include preparing vacant apartments for market readiness and maintaining the overall appearance of the property grounds, models, and vacant units.

Duties/Responsibilities
  • Receives make‑ready assignments; gathers all necessary tools, equipment, and supplies needed to make an apartment unit available to rent.
  • Trashes out the unit for make ready; ensures a move‑out form is approved and signed.
  • Confirms with the Property Manager or Maintenance Supervisor that items left by previous residents are appropriately removed.
  • Evaluates carpet and vinyl; shampoos carpet/vinyl and, with supervisor approval, replaces carpet/vinyl flooring if needed.
  • Checks air conditioning unit, heating unit, water heater, and all appliances; performs minor repairs if needed and contacts the Maintenance Supervisor for more extensive repairs or replacements.
  • Paints interior apartments, performs occasional light exterior painting, polishes and varnishes cabinets and other woodwork as needed, repairs holes in walls, caulks and applies as required.
  • Repairs or replaces baseboards or trim as needed; checks all doors and windows and re‑keys all locks.
  • Shampoos carpets when equipment is available.
  • Responds to service calls, on‑call, fire watch, or other after‑hour efforts as required.
  • Performs pool maintenance and landscape duties as needed, including pressure washing and cleaning.
  • Performs daily grounds maintenance: waters grounds and flower beds, empties pool area trash cans, cleans pool(s), sweeps front porch, parking areas, around dumpsters, halls, breezeways, and pool areas, rearranges furniture.
  • Maintains correct chemical levels (Certified Pool Operator Certification Required), inventory pool, and ground supplies, and informs supervisors when supplies are low.
  • Reports mechanical or structural problems with pools or spas to the Property Manager or Maintenance Supervisor.
  • Distributes door‑to‑door newsletters and resident notices.
  • Offers suggestions for preventative maintenance and more efficient operations; reports physical problems observed to the next level supervisor.
  • Maintains a friendly and courteous attitude toward residents and co‑workers; upholds professional conduct and positive work environment.
  • Ensures safe work practices are followed and represents the company professionally.
  • Performs other related duties as assigned to meet the needs of the community.
Skills/Abilities
  • Prior make‑ready work experience at a residential property.
  • Familiarity with federal, state, and jurisdictional laws and regulations concerning multi‑family housing and Fair Housing.
  • Ability to understand basic instructions and use basic hand tools.
  • Ability to perform basic electrical, plumbing, painting, carpentry, and landscaping tasks.
  • Knowledge of safety procedures.
  • Ability to assess repairs and replacement parts in a vacant apartment to make it available for leasing/rent.
  • Ability to perform physical labor, regularly lift, carry, or move objects of 25+ pounds.
  • May be required to provide own (industry‑specific) tools.
Education And Experience
  • High school diploma/GED preferred.
  • Excellent communication and organizational skills.
  • At least one year of experience performing similar duties is preferred.
