JOB SUMMARY
The Maintenance Make Ready, Porter, Groundskeeper reports to the Property Manager and Maintenance Supervisor. The Maintenance Make Ready-Porter is responsible for preparing vacant apartments for market readiness and maintaining the overall appearance of the property grounds, models, and vacant units.
DUTIES/RESPONSIBILITIES
- Receive make-ready assignments; gather necessary tools, equipment, and supplies to prepare an apartment for rent.
- Clean and prepare the unit for occupancy; ensure move-out forms are approved and signed.
- Coordinate with Property Manager or Maintenance Supervisor to identify items left by previous tenants that should be removed.
- Inspect carpet and vinyl flooring; shampoo carpets and vinyl, and discuss replacements with supervisors if needed.
- Check appliances such as air conditioning units, heating units, water heaters, and perform minor repairs; report major issues to Maintenance Supervisor.
- Perform interior painting, light exterior painting, and woodwork refinishing as needed. Repair holes in walls and apply caulk where necessary.
- Replace or repair baseboards, trim, doors, and windows; re-key locks as needed.
- Respond to service calls, including after-hours emergencies, fire watch, or other duties.
- Assist with pool maintenance, landscaping, pressure washing, and cleaning tasks.
- Maintain grounds daily by trash pickup, watering plants, and cleaning pool areas.
- Sweep and clean common areas, parking lots, dumpster areas, hallways, breezeways, and around pool areas; rearrange furniture as needed.
- Maintain proper chemical levels in pools (certification required), manage inventory of pool and ground supplies, and report shortages.
- Report mechanical or structural issues with pools or spas to Property or Maintenance Supervisors.
- Distribute newsletters and notices door-to-door.
- Suggest preventative maintenance measures and report physical problems observed.
- Maintain professional and friendly relationships with colleagues; promote a positive work environment.
- Follow safe work practices and uphold the company's professional image.
- Perform additional duties as assigned to support community needs.
SKILLS/ABILITIES
- Experience with make-ready work at residential properties.
- Knowledge of federal, state, and local laws concerning multi-family housing and Fair Housing regulations.
- Ability to understand instructions and use basic hand tools.
- Skills in electrical, plumbing, painting, carpentry, and landscaping tasks.
- Understanding of safety procedures.
- Ability to assess repairs and determine necessary replacements.
- Physical ability to lift, carry, or move objects weighing 25+ pounds regularly.
- Own tools may be required.
EDUCATION AND EXPERIENCE
- High school diploma or GED.
- Strong communication and organizational skills.
- Minimum of one year of relevant experience.
