Job summary

Archway Communities, Inc. is seeking a Maintenance Technician to uphold safe, functional, and welcoming affordable-housing properties for residents and staff. You will perform routine and emergency maintenance, complete work orders, support unit turns, and assist preventive programs.

Qualifications

  • Experience in residential maintenance, facilities management, or building operations strongly preferred.
  • Knowledge of major building systems (HVAC, boilers, electrical, plumbing, elevators, roofs, foundations).
  • Experience working in affordable housing or regulated environments is a plus.
  • Understand operation of basic maintenance tools.

Responsibilities

  • Complete work orders efficiently and professionally, including plumbing, electrical, carpentry, appliance repair, and general building maintenance.
  • Perform routine inspections of units, common areas, building systems, and grounds.
  • Troubleshoot and resolve maintenance issues promptly to ensure resident safety and comfort.
  • Assist with HVAC filter changes, smoke detector battery replacements, and other routine tasks.
  • Maintain cleanliness and organization of maintenance shops, storage areas, and equipment.
  • Prepare vacant units for new residents, including cleaning, painting, repairs, and fixture replacement.
  • Ensure unit turns meet quality standards and are completed within required timelines.
  • Document completed work and communicate any issues that may delay readiness.
  • Support scheduled preventive maintenance programs across the property.
  • Identify potential issues early and report them to the Maintenance Lead or Regional Manager.
  • Maintain accurate logs of completed preventive maintenance tasks.
  • Follow OSHA safety standards and Archway safety protocols at all times.
  • Use appropriate PPE and maintain safe working conditions.
  • Report safety hazards, building concerns, or equipment failures immediately.
  • Support compliance with HUD, LIHTC, ADA, and local building requirements as needed.
  • Interact with residents in a respectful, professional, and service-oriented manner.
  • Communicate effectively with property management, maintenance leads, and regional teams.
  • Support vendor coordination and monitor contractor work when assigned.
  • Participate in team meetings, training, and cross-department collaboration.
  • Respond to after-hours maintenance emergencies on a rotating on-call schedule.
  • Address urgent issues such as leaks, electrical hazards, or safety concerns promptly.
  • Performs other related duties as assigned to support team objectives and organizational needs.

The Maintenance Technician supports the daily upkeep, repair, and safety of Archway Communities’ affordable-housing properties. This role ensures that buildings, units, and common areas remain safe, functional, and welcoming for residents. The Maintenance Technician performs routine and emergency maintenance tasks, completes work orders, supports unit turns, and assists with preventive maintenance programs.

Key Responsibilities
General Maintenance & Repairs
  • Complete work orders efficiently and professionally, including plumbing, electrical, carpentry, appliance repair, and general building maintenance.
  • Perform routine inspections of units, common areas, building systems, and grounds.

Physical Demands
  • Ability to sit, stand, walk, climb stairs and move throughout multi-story affordable housing communities for extended periods.
  • Regularly required to climb stairs, access rooftops, mechanical rooms, crawl spaces, and areas not accessible by elevator.
  • Ability to lift, carry, push, or pull up to 25 pounds; occasional lifting up to 50 pounds.
  • Frequent bending, kneeling, reaching, and working in confined or elevated spaces.
  • Ability to visually inspect maintenance work in varying weather conditions.
  • Ability to operate a motor vehicle and travel between multiple properties in the Denver Metro Area.
Safety & Regulatory Environment
  • Occasional exposure to noise, dust, chemicals, and mechanical equipment.
  • Required use of PPE when conditions warrant.
  • Ability to identify and report safety hazards or non-compliant contractor practices.
