Job summary

Villa Saint Joseph seeks an experienced Maintenance II to perform and coordinate building repairs. You will handle electrical, plumbing, HVAC tasks and assist with grounds upkeep and safety compliance, ensuring a safe living environment for residents.

Preferred candidates have a high school diploma or GED and extensive maintenance background, with ability to use power tools and operate ladders/scaffolding as needed.

Villa Saint Joseph

Maintenance II

Maintain and repair properties per the completion of work orders in a safe, timely manner, always following company safety policies and procedures.

General Duties
  • Knowledge of and ability to perform minor electrical and plumbing repairs, i.e., installation of wall switches and receptacles, re-washing of faucets and installation of waste traps.
  • Perform inspections of HVAC equipment, i.e., boiler maintenance, changing of filters, replacing belts, and greasing bearings.
  • Performs structural maintenance activities i.e., painting building exteriors, minor repairs.
  • Performs ground maintenance, such as litter retrieval, removal of debris, cutting grass, if necessary, with the use of gas- powered weed trimmers, hedge trimmers, chain saws, and gas-powered edger’s.
  • Assists in the removal of snow and ice from parking areas, and pedestrian walkways, with the use of gas-powered snow blowers, shovels, and ice melt products. Assure the resident Priests cars are clear of snow and they have a clear access to the driver’s door entry.
  • Maintains and organizes mechanical rooms, common areas and maintenance office.
  • Perform miscellaneous repairs as needed; e g. hanging pictures, towel bars, installing locks, smoke detectors, etc.
  • Responds to and takes appropriate actions in the event of emergency or critical incidents, per protocol, to resolve, confine or prevent potential injuries or hazardous conditions.
  • Performs regular preventative maintenance and cleaning of equipment used; makes repairs within the scope of abilities.
  • Inform resident of repair needs prior to entering private suite.
  • Work with and assists contracted services while on Villa Saint Joseph premises.
  • Secure all doors and ensure safety of common areas before the end of shift.
  • Performs other tasks as assigned by Plant Director or Administrator.
  • Refresh resident rooms prior to new resident, or as needed, with paint, stain, carpet, bathroom fixtures.
  • Steam clean carpets as needed.
  • Check maintenance books 2-3 x daily for resident and facility needs.
  • Comply with fire and safety regulations.
  • Reports all maintenance and repair needs to Plant Director.
  • Follow emergency procedures, per policy, always.
Physical Requirements and Work Environment Tasks

The ability to exert heavy physical effort in heavy work, including climbing, balancing, stooping, kneeling, crouching, and crawling, and lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials weighing 20 to 50 pounds; may occasionally involve heavier objects and materials weighing up to 100 pounds. The tasks are regularly performed with potential exposure to adverse environmental conditions, such as strong odors, fumes, dusts, wetness, humidity, machinery, vibrations, temperature and noise extremes, disease, pathogenic substances, and toxic/poisonous agents.

Education
  • High school diploma or GED is preferred.
  • TEN years of maintenance experience and knowledge of job description listed above.
  • Previously working knowledge and related maintenance experience.
Competencies Requirements
  • Ability to operate maintenance, grounds, and custodial equipment. The ability to apply common sense understanding and to carry out instructions furnished in written (work orders) or oral form. Ability to ascertain which people may need immediate assistance and to act accordingly. Some duties may require after hours and weekend work, i.e., snow removal, floods, de-icing etc.
