Maintenance Field Technician

The Maintenance Field Technician is responsible for completing day-to-day maintenance and repair tasks across assigned properties. This role ensures units are safe, functional, and ready for occupancy while maintaining timely and high-quality service for residents and ownership.
Key Responsibilities
Work Order Execution
- Complete assigned work orders within established timelines:
- Emergency:ASAP (same day)
- Urgent:Within 2–3 hours during business hours
- Non-Urgent:Within 3–7 days
- Diagnose maintenance issues and implement effective repairs
- Document all work performed, including photos, notes, and materials used (in AppFolio or system of record)
- Communicate status updates to the Maintenance Coordinator
- Perform general maintenance tasks, including:
- Plumbing (leaks, clogs, fixture replacement)
- Electrical (outlets, switches, light fixtures)
- HVAC troubleshooting (filter changes, basic diagnostics)
- Appliance repair or replacement
- Drywall, painting, and minor carpentry
- Identify when issues require escalation to vendors or the Maintenance Director/Lead
- Complete make-ready work for vacant units within required timelines
- Ensure units meet“move-in ready” standards
- Participate in final inspections and sign-off process
- Meet vendors onsite when needed to:
- Provide access
- Explain scope of work
- Ensure quality and completion
- Report vendor performance concerns to leadership
Emergency Response / On-Call
- Participate in rotating on-call schedule
- Respond to after-hours emergency maintenance issues
- Prioritize resident safety and property protection
Preventative Maintenance
- Assist with recurring maintenance tasks:
- HVAC seasonal servicing
- Filter replacements
- Safety checks (smoke detectors, leaks, etc.)
- Identify and report potential issues before they escalate
Requirements
Qualifications
- 2+ years of maintenance experience (property management preferred)
- Working knowledge of plumbing, electrical, HVAC, and general repairs
- Ability to troubleshoot and problem-solve independently
- Valid driver’s license and reliable transportation
- Ability to use mobile apps/software (AppFolio or similar)
Physical Requirements
- Ability to lift 50+ lbs
- Ability to stand, bend, climb, and work in various environments
- Ability to work indoors and outdoors in all weather conditions
Tools & Equipment
- Must have basic maintenance tools
- Company may provide specialized tools/equipment as needed
