The position establishes maintenance and facilities strategies that support production, quality, safety, delivery, and financial objectives.

Responsibilities
Maintenance, Reliability, and Asset Management
  • Lead maintenance and reliability activities to ensure equipment, utilities, and facility infrastructure are safe, compliant, and operationally effective.
  • Develop and sustain reliability‑centered maintenance (RCM) and TPM practices, including operator care, planned maintenance, and focused improvement.
  • Direct preventive maintenance (PM), predictive maintenance (PdM), condition‑monitoring, calibration, inspection, troubleshooting, and repair programs.
  • Maintain accurate CMMS asset records, maintenance plans, work procedures, spare‑parts requirements, and work‑order processes.
  • Improve maintenance planning, scheduling, and execution to reduce unplanned downtime and increase planned work and schedule compliance.
  • Monitor reliability and maintenance performance measures, including uptime, availability, MTBF, MTTR, PM compliance, backlog, maintenance cost, overtime, and contractor spending.
  • Lead root‑cause analysis and corrective actions for recurring failures, significant downtime, safety incidents, and facility issues.
  • Manage critical spares, asset‑condition assessments, repair‑versus‑replace decisions, obsolescence, and long‑range asset replacement plans.
Facilities Operations, Compliance, and Emergency Response
  • Direct facilities operations, including building systems, utilities, grounds, janitorial services, waste management, security support, office services, and assigned facility technology.
  • Maintain building infrastructure, including electrical, mechanical, plumbing, HVAC, compressed air, fire protection, lighting, and related systems.
  • Ensure compliance with applicable OSHA, environmental, fire/life‑safety, building code, accessibility, and ADA requirements.
  • Coordinate required inspections, permits, certifications, corrective actions, and interactions with regulatory authorities, insurers, and service providers.
  • Develop and administer emergency preparedness and facility response programs for utility outages, severe weather, fire/life‑safety events, and business continuity needs.
  • Provide responsive facilities support to Operations, Engineering, Quality, Human Resources, Finance, and other internal customers.
Capital Projects, Financial, and Vendor Management

  • Define project scope, requirements, risks, budgets, schedules, resource needs, and expected business benefits.
  • Coordinate project execution with internal stakeholders, contractors, consultants, and suppliers to meet safety, quality, cost, schedule, and reliability requirements.
  • Manage contractor and vendor selection, bids, contracts, scopes of work, site access, service levels, invoicing, and performance.
  • Develop and manage maintenance, facilities, utilities, capital, contractor, and spare‑parts budgets; identify cost‑control opportunities without compromising safety, quality, reliability, or compliance.
  • Ensure completed projects are transferred into the CMMS with complete asset records, maintenance plans, documentation, spare‑parts requirements, and ownership assignments.
People Leadership and Continuous Improvement
