Job summary

Hydromat Inc seeks a Facility Manager to oversee maintenance and security of all buildings and equipment, and supervise custodial staff. Ensure systems are operating properly for occupants and coordinate with vendors and leadership to keep operations seamless.

Responsibilities include planning budgets, scheduling preventive maintenance, coordinating space allocation, landscaping, and fleet management. Strong OSHA/EPA knowledge and supervisory skills are required.

Job description

Responsible for the maintenance and security of all building and facilities and supervision of all maintenance and custodial personnel. Ensure that everything is available and operating properly for building occupants to do their work. The facility manager generally has the most influence upon the quality of life within a facility.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Daily update meeting on open facilities issues with CEO/COO
  • Always on the look out for maintenance issues such as lightning, repairs and leaks
  • Plans, budgets, and schedules facilities modifications including cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.
  • Perform weekly inventory of facility and maintenance items and puts in orders for custodial and kitchen supplies.
  • Manage the fleet of company vehicles, forklifts and powered industrial trucks - having basic maintenance performed by facilities staff, scheduling preventative maintenance and repairs with vendors, logging and scheduling their usage.
  • Organize, schedule, and/or make airport deliveries and pickups for associates and customers
  • Organize, schedule, and/or make pick ups for shop materials, parts, and supplies.
  • Develops long range budget plans for all facilities equipment including HVAC systems and vehicles - documenting when and how much maintenance and upgrades will cost
  • Acts as a liaison to public utility, environmental, law enforcement and energy agencies.
  • Inspects construction and installation progress on contracted projects to ensure conformance to established specifications.
  • Oversees the coordination of building space allocation, layout, and communication services.
  • Oversees and directs maintenance personnel and outside contractors' workers engaged in equipment installation, facilities equipment repair, and preventive maintenance.
  • Manages and coordinates all preventative maintenance activities.
  • Responsible for landscaping and parking lot up keep.
  • Maintains physical security of all buildings, involving electronic security system and maintenance of key controls.
SUPERVISORY RESPONSIBILITIES
  • Responsible to supervise maintenance and custodial staff.
QUALIFICATIONS

EDUCATION and/or EXPERIENCE
  • Must know major OSHA regulations and have experience with Industrial Safety
  • Know general EPA laws and regulations related to Facilities
  • Can read blueprint layouts and technical drawings
  • Must have general knowledge of heating, ventilation, and air conditioning (HVAC) and air compressor systems and maintenance
  • Must have experience with forklift and powered industrial truck operation
  • Must have general knowledge of all facility systems (mechanical, electrical, plumbing)
  • Must have general knowledge of roof and wall repair
  • Must have general knowledge landscaping and irrigation systems
  • Experience with conducting and managing janitorial and cleaning duties
  • Must have supervisory and coaching abilities.
  • Proficient with operating smart phones, email and Microsoft Office suite.
LANGUAGE SKILLS
  • Ability to read and write reports, business correspondence, work instructions and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, associates, vendors, and the general public.
MATHEMATICAL SKILLS
  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Ability to compute rate, ratio, and percent, and to draw and interpret bar graphs.
REASONING ABILITY
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
CERTIFICATES, LICENSES, REGISTRATIONS
  • PIT certification, able to train campus associates on PIT safe operation. Certificate or Associate Degree in technical field such as Industrial Technology, HVAC, Building Systems, etc. highly preferred. Must have Class E - Driver's license.
