Job summary

HRI Properties is seeking a Maintenance Engineer for its New Orleans portfolio. The role focuses on electrical, carpentry, plumbing, mechanical, and painting tasks, plus timely handling of maintenance requests and preventive maintenance across properties.

The position requires two years of residential maintenance experience and an HVAC certification, with opportunities to oversee safety programs and vendor coordination. A strong customer-service approach is essential.

Responsibilities

  • Serve as company representative with vendors, contractors, and temporary staff.
  • Coordinate and supervise corrective and preventive maintenance by safety procedures.
  • Inspect and test equipment and furnishings for safe operability.
  • Maintain equipment records and manage maintenance inventory and work orders.
  • Lead projects from initiation to completion, including scheduling.
  • Ensure compliance with State, Local, and Federal housing laws and codes.

Summary

The Maintenance Engineer is responsible for maintaining the property's general condition in terms of electrical, carpentry, plumbing, mechanical, and painting. Additional functions include completing maintenance request work orders on a timely basis and participating in the preventive maintenance program for all building equipment and rooms.

Eligible for a $500 sign‑on bonus.

Essential Functions
  • Serve as company representative with vendors, contractors, and temporary staff
  • Know various maintenance functions, including but not limited to plumbing, air conditioning, heating, general carpentry skills, appliance, electrical, painting, caulking, landscaping, and safety issues
  • Coordinate, arrange, and supervise the completion of corrective and preventive maintenance by company safety procedures and integrate these into the daily plans
  • Inspect and test equipment and furnishings are maintained in a safe, operable condition
  • Arrange replacement components or notify management of the need to replace
  • Evaluate long‑term needs in relation to significant projects and property improvements and make recommendations to Management
  • Develop, implement, review, update, and improve equipment records in the maintenance management system, including entering work orders, entering existing and new equipment, organizing the hierarchy of the equipment, updating equipment changeouts, closing completed work orders, and creating and maintaining maintenance spare parts inventory
  • Arrange or provide training for personnel regarding the safety and maintenance needs of the facilities
  • Attend training programs relevant to the duties and responsibilities of this position as needed
  • Ensure that high safety standards are developed, communicated, and met within the department
  • Organize, determine, lead, and coordinate projects from initiation to completion, including scheduling
  • Possess knowledge of State, Local, and Federal housing laws, codes, policies, and systems regarding maintenance
  • Maintain a clean and safe environment; report unsafe conditions to the supervisor and recommend corrective action
  • Partner with external vendors, contractors, and other maintenance team members on special projects
  • Maintain inventory to ensure materials, supplies, and equipment are available at all properties
  • Perform monthly property safety inspections
  • Assist with State audits
  • Perform and oversee the preventative maintenance program and submit monthly completion reports to the Property Manager
  • Provide superior customer service and professionally represent the company at all times
  • Consistently maintain a professional, courteous attitude when dealing with residents, coworkers, and the general public
  • Perform other duties as assigned
Qualifications

Required Skills/Abilities:

  • Two years of experience as a Maintenance Engineer in the residential/apartment industry required
  • Must have an HVAC certification
  • General residential maintenance skills required are A/C, carpentry, plumbing, electrical, appliance repair, electronics, drywall installation, and finishing
  • Must be able to lift, push, or pull 50 pounds at variable distances often
  • This position involves climbing ladders at high levels for maintenance and exterior A/C repairs
Physical Requirements
  • Requires manual dexterity with normal hand/finger movement and coordination
  • Ability to occasionally lift, carry, position, or move objects weighing up to 125 pounds, including heavy loads of debris and 2‑yard dumpsters
  • Ability to walk for long periods, including climbing flights of stairs in various weather conditions
