The Maintenance Engineer is responsible for leading all general repairs and scheduled maintenance of building systems and equipment to ensure efficient operations and client/tenant satisfaction. In the absence of a Chief Engineer, this role serves as the primary point of contact, overseeing all maintenance activities and coordinating directly with the property management team.
Responsibilities
- Coordinates with Supervisor to implement, and manage a scheduled maintenance program
- Oversees operation and performance of tasks related to the physical maintenance and repairs of the assigned buildings utilizing work order related software programs and assist in maintaining all related logs and records
- Oversees the implementation of physical improvements
- Manages and directs vendors and contractors as assigned to complete work in accordance with contract documents and in a timely manner, including follow-up uncompleted work
- Duties will include, but not be limited to, all day-to-day scheduled maintenance, repairs and improvement tasks that range from routine inspections to assigned work orders
- Responds to emergency situations in accordance with departmental protocol
- Assists Supervisor in establishing and maintaining all equipment, tools, supplies in stock, inventories and logs
- Assists with controlling repair and maintenance expenses associated with the operation of the buildings Monitors, as directed by supervisor, contractor service schedules and equipment installations by outside contractors
- Follows through on completed work to verify that proper facility conditions are restored.
- Coordinate, diagnose and resolve a variety of maintenance problems and code related issues involving HVAC, Electrical, Mechanical, Life Safety, Plumbing and other Building Systems
- In a timely manner, report and relay to the Supervisor, all pertinent information related to the operation of the buildings
- Identify and report on energy conservation opportunities to Supervisor
- Participate as an active team member with all administrative and maintenance co-workers
- Adhere to all safety standards, policies & procedures and codes of conduct
- Act in a professional manner at all times with tenants, hospital client, co-workers, vendors, patients, etc.
- Become proficient in building automation system functions
- Utilize materials, supplies, tools and other building property in a safe, productive manner
- Perform other duties and special projects as assigned
- Manage facilities team in the absence of a Chief Engineer, if applicable
Requirements
- 5+ years’ work experience in Commercial or Medical Office Building maintenance.
- Successful completion of a two-year college/technical school program
- CFC Handling Certification is required, or licensing in a related building trade
- Ability to understand and interpret design documents, manufacturer’s specifications, written operational procedures
- Ability to read and understand blue prints
- Strong communication and interpersonal skills to ensure teamwork and positive client/tenant/co-worker relations
- Ability to organize and prioritize tasks to ensure accuracy and timely completion
- Strong aptitude for mathematics
- 24 hour availability for emergencies and as part of an on-call rotation.
- Capable of doing extensive walking, climbing of stairs and ladders, lifting/carrying a minimum of 50 pounds by applying proper body mechanics
- Willingness to work overtime on special projects as required.
- Proficient in Microsoft Word, Excel and related work order programs
- Have working knowledge of tools and their proper use
- Strong working knowledge and trouble shooting skills with HVAC, plumbing, electrical, life safety and building automation systems
- Must have a valid driver’s license and reliable transportation
